almost sounds like someone should go in there with a hidden camera pretending to be an interested buyer - then see what sales pitch they get... kinda like MarketPlace.

This is where we must take a stand and change it and set that precedence. Isn't this ELAD's new/first project in Toronto/Canada? if so, perhaps those agreements aren't so air tight..

Of course, Schedule B doesn't have it - only "Direct Access" and neither does the marketing material. Is there no obligation of the builder to notify you of a change in material/specifications? to which degree you can back out/terminate the agreement? I thought there was something to that affect.

I would support the lawsuit. I understand technicalities with changes due to unforeseen circumstances, but something like the subway should have been in planning with the TTC along time prior and ELAD should have gotten agreement and know what the outcome would have been. We can't all be...

    That "G" looks like it's from http://guizzetti.com/ - specifically http://guizzetti.com/wp-content/themes/guizzetti/images/gglogo-footer.png

and no different from 3 BR in 900 sq ft? geez... life is like a box of choc... sardines..

    Baby, we got a bubble!?

also because a lot of the marketing material is for overseas... you can tell because they talk about foreign investment deposits which are different from local deposits.

Hitting a financial road block in RE investing

Where your at, it sounds like you need an accountant... a few of my friends are pursuing this type of activity - though it's been harder for them than it sounds like for you. They haven't reached that many properties, but once they do, they do plan to incorporate under the advice of their CA...

Does anyone know (typically) how soon after PDI does the building get registered? I imagine they need to finish all the PDI's first and probably need to complete the common elements then it gets registered?

Smart idea... whom ever thought of that really thought ahead...

    The "School District" question

Good analysis - I think it was very similar in my generation as well. I know many families that grew up under those circumstances and those kids needed to excel fast and mature fast. Where are they now? at well paying jobs... (at least well IMO). Unfortunately, I don't know how well the...

Agreed! Toronto still probably isn't the best place for transit. All this talk about transit improvements but all the political red tape. While I don't care for Ford's past, I do care about his move to introduce more subways... which I think is ultimately the solution to all this mess. Adding...

But Cityplace has it's own (Canoe) park ... and it's probably even bigger than Roundhouse... I think it's because it's closer to actual places people goto - and not just a condo jungle... I can't wait till southcore has more retail... once it has enough retail, I think it'll have a better...

    Baby, we got a bubble!?

On the flip side, I recall seeing (on the news) an owner list their property for $1... and ended up lik $400K ... so only 400,000% above asking.. certainly one way to skew the system.

everything comes at a price - I think the PSF for Infinity is like 350-400 something where as ICE was at 550-600+ something ... (my memory doesn't serve me well) I must agree that ICE does look astonishing... but how well-executed - I'm not too sure; to the general folks like myself - I don't...

odd - my link (http://www.theglobeandmail.com/report-on-business/industry-news/property-report/ripleys-aquarium-invigorates-torontos-south-core/article14971410/) was from the Globe & Mail dated Oct 22, 2013.... sounds like they don't have the full story then.

<the image> Looks nice... from what I recall - and looking at the Toronto Path Expansion ... http://www.toronto.ca/planning/pdf/path_masterplan27jan12.pdf This one, I believe it stops at Infinity. The one directly south only seems to be a long term plan, so I wouldn't hold my breath until they...

    Baby, we got a bubble!?

So reading that makes me wonder one thing - what comes up - must come down... reading through the tread, it seems that since the last "crash", prices haven't gone back down at all... and it seems like it just keeps going up. If recharts "predicted"/warned us about the condo market softening...
