Apparently approved by OLT, no decision online yet.

    Toronto Toronto | 11 Pleasant Boulevard | 53.1m | 14s | Plaza Partners | BDP Quadrangle

I agree, though I think the City has painted itself into a corner with projects like this. Their prior opposition and constant adherence to Guidelines regarding tall building setbacks and massing has effectively killed the potential for them to support development like this while trying to be...

Yes this looks to be 125-133 Niagara, which forms part of the overall 2 Tecumseth land assembly/project, though it is separated from the main site by the public lane to the rear.

    Kawartha Lakes Toronto | Fenelon Lakes Club | ?m | 5s | MDM Developments | RD Architect

I got some marketing materials form this, the AirBnB rentals seem a bit ambitious: Welcome to Fenelon Lakes Club, a master-planned, waterfront community offering an all-inclusive experience on the shores of Cameron Lake. Fenelon is located at 67 West Street North, Kawartha lakes, and it is...

    Toronto Toronto | 101 Heath West | 14.1m | 3s | Haven | RAW Design

This should have been on the first council meeting after submission for approval.

    Toronto Toronto | 35 Holmes | 58.24m | 17s | Maniad | Icon

This has been approved by the OLT: https://www.omb.gov.on.ca/e-decisions/pl200309-Aug-05-2021.pdf

    Toronto Toronto | 48 Avondale | 144.85m | 45s | Oulahen Team Realty | Turner Fleischer

They're not wrong on that though, the entire premise is somewhat flawed when the densities were all based on an assumed modal split and road capacities.

    Toronto Toronto | ROQ City | 113.48m | 33s | Tricon | Hariri Pontarini

I've seen this pitched internally on another file as well. They were located within the main parcel rooms for meal kit deliveries etc.

He is a very nice guy but IMO, the wrong captain for the ship.

I would have thought they'd go higher here given the Mixed Use designation:

Loving the brick detailing. I actually wish there were more threads tracking some of the more substantial neighbourhood interventions, it's interesting to keep track of the various standards that evolve

    Toronto Toronto | 545 Eglinton East | 74m | 20s | Skale | Turner Fleischer

Could be zoned for commercial uses, definitely designated for Mixed Use. Almost everything in Toronto needs to be rezoned so really the starting Zoning is almost irrelevant in most cases.

The houses on the south side of Niagara will stay but the slaughterhouse property will be redeveloped and the city has some plans out for a partner on the Wellington Destructor iirc.

this project was approved by the LPAT though a settlement with a council a couple years ago. It’ll likely start construction in a couple years. IMO it’s a pretty exciting piece of city building.

    Toronto Toronto | 750 Mt Pleasant | 116.98m | 35s | Bazis | Rosario Varacalli

Oh absolutely, and IMO thats the right way to go about this on a more comprehensive block planning exercise. Some block busting needs to happen within the YE area here for sites like this that present opportunities for comprehensive city building. If I was a betting man though I would guess...

    Toronto Toronto | 750 Mt Pleasant | 116.98m | 35s | Bazis | Rosario Varacalli

This will shape up to be a barn burner. My guess is the applicant will rely heavily on 5.6.5 of the Secondary Plan in this regard: 5.6.5. Development will be located and designed to provide adequate sunlight on parks and open spaces have regarding to the varied nature of these areas. The...
