I've been taking the LRT once or twice every weekday for the past month, and it's definitely improved in terms of how comfortable I feel on the train and in the stations.

I think in terms of TOD potential, a grade-separated metro would've probably brought higher concentrations of density per site, similar to Vancouver (but not quite that intense). The urban LRT won't discourage high-density development from happening (it'll still very much promote it, actually)...
