    Are townhouses the right option for this site ? May be as a "temporary filler". These townhouses wouldn't be built to last. In 15-20 years, Etobicoke Civic Center at Burnhamthorpe and West Mall will be redeveloped. Then the whole area will be ready for high- and midrises.

    4 years ? May be, if all possible corners are cut just to get the first building ready. Or builders may put shovels into ground ... and leave them there for long time. My guess, 5-6 years for the first building, 12-15 years for the whole block.

    I respectfully disagree. Development in central Etobicoke is going at snail pace. Infrastructure has plenty of time to catch up.

    Update. Value Village store is alive and kicking. I talked to some employees. They know nothing about closure.

    So many East Mall projects ( # 900, 600, 580 ) were proposed, and went nowhere. Same on the West Mall. Increased population will force TTC to improve bus service there. Currently, buses run half-empty with 20 min interval. Let's pray Gods of Development for a breakthrough.
