    I would assume there isn't better material available because a development proposal hasn't even been submitted to the city yet. They are still at the community consultation stage. Actually, I respect them for giving out this much material so early on.

    Still to be submitted to the city, subject to change after community feedback. Very impressed with Streetcar's respect to their surroundings with this one. Minimal shadowing impact and setbacks are great here. Height is perfect (however some of the residents in last nights meeting disagreed)...

    That may be true in other markets, but there are not many vacancies in this area. If they are sitting vacant they are quickly turned into rental units by the owners.

    For spandrel, I like the deep trump-like colour tone mixed with the black/charcoal. I'm hoping this one comes together nicely and adds a nice visual contrast to the other buildings in the neighbourhood.

    Just snuck a peek at the meeting and it does indeed look like they are going with a single tower design with 2/3 of the site as parkland (south + north-west). Looked really nice actually. Let's hope they go tall!
