    Thanks for the advice! My other half freaked out... I think its do able/fix able... Its the top floor and the floor below is a business so its actually only one shared wall - bedroom wall... What sound proofing should I look into? Does anyone know / recommend a contractor?

    Its only one shared wall... about 12 feet tall and 40 feet long... its a big wall... I don't know anything about sound proofing and searching online it would seem to be more complex ,,, Would most condo boards allow modifications to accommodate sound proofing?

    Ok.. so I realize this thread is sorta dead.. anyways thought I would post... I found a place I absolutely love... but I went in for a 2nd showing and the noise from the neighbours unit was loud... is it worth buying a place and sound proofing? or should I just move on?

    From what I know.... -Realtor fees are big, you can limit by finding agents that offer different commission rates based on level of services or try and negotiate reduced commission fee [I believe you also pay hst on fees now] -Mortgage penalty: talk to your mortgage specialist they can help you...

    Different parts of Toronto will have different expenses for everything... even the cable bills are different by area... Its probably better to make a budget based on what you can afford....

    Without parking? I would say look a bit further west.. I bought at Art condos for less than 400k... 2bed 2 bath.. Not sure if the prices went up yet but its suppose to occupy next year...
