    104 Street has decent amount of activity on weekdays and even Saturdays given the number of food and beverage establishments along this corridor. But I would agree it's missing other retail uses such as general retail stores, boutiques. That's been a struggle compared to Whyte or 124 Street.

    Correct, the same owner planned to build this on the site located at the NE corner of 124 Street and 107 Avenue but pushed pause right around Covid. This proposal looks like it will be transplanted to Marda Loop. Cool building, it won't be cheap to build though. Need mucho rents (+$40/SF and up)...

    You'd have a point if you couldn't generate a decent amount of revenue from parking given the cost to construct, which isn't the case. Parking revenue can play a big role from a NOI perspective.

    It won't be anything like that but what they are doing is opening up the main floor to retail uses which will help activate the streetscape and repositioning the adjacent house to a commercial use. It'll help establish a nice little commercial node along 99 Street.
