    Jarvis and Dundas

It will be hard to expand much eastward with all the public housing projects on Sherbourne too. I am not sure how much change we will see eastward given those properties.

I can't see how they can build anything of a decent size on those two small lots without the parking lot included. 200+ parking spaces will mean 4-6 levels of underground garage on such a small site given setbacks and garage access will be problematice given its location. I'd love to see the...

I actually wasn't joking. I find it quite attractive but I guess beauty is in the eye of the beholder. It is quite funky and a nice change from the monotony of Kerr Hall across the street.

Rather than Brick or glass, what would be nice is something like that they did at Campus Common on Gerrard East. That, in my mind, would be a good way to have an interesting podium, on top of which could sit the rest of the structure. An example is below of the architecture there. Glass, as...

I went through there a few weeks back and it simply feels like part of the PATH. That doesn't make it pretty but then most of the PATH isn't. I did find there were issues in terms of navigation to and from College Park due to poorly designed and palced signage and two sets of metal fire...

Can't say I am a fan of brick. It has its place in a broader palette of exterior coverings but pure monotone brick is plain ugly and boring.

The foorprint of those two buildings is pretty small. I think for a building of that size they would need the parking lots too, no? Especially if they want to have decent setbacks on both Church and Carleton Streets.

You know, in addition to the banks at Aura...it would be nice to have a Smokes Poutinerie. Ideal location.

Yes, it does. BUt from a business perspective, a Walmart connected to the subway (say at Aura) would be a smart location.

    Downtown Yonge

Personally, I would prefer a bank to many other businesses were I on the Board of the condo. They bring in constant revenue, are unlikely to move when you hike the rent and you don't have dangers/problems inherent with other types of businesses like bars and restaurants, like drunks, fires...

Wondering if there has been any movement on this project? Almost 9 months since the last post.

I agree on the issue with debris falling. I've had all sorts of cigarette butts (some lit), cigars, hash pipes, potted plants (including the pot), wind chimes, carpets and other items fall onto my balcony. The danger with teh terrace will be that light furniture may in fact come off higher...

I think at some point (I can hear the screams now) that one of these towers will have a Walmart in it. Maybe not 501 Yonge but one of them...

I suspect the north tower, given how short it is now, will be entierly parking and amenities. That might not be a bad thing for the folks living in the other tower.

    Toronto Toronto | Ontario Line 3 | ?m | ?s

Personally, I would like to see two downtown relief lines. One that travels from Main station southward through the Beaches and along Queen (to replace teh streetcar) that would eventually continue on Lakeshore all the way to Long Branch and then go northward to Sherway Gardens (to which teh...

Anyone know the status of the 308/314 Jarvis condo project? (The one between the Primrose and the Ramada on Jarvis.)

I am a little surprised that they shortened the north tower by so much but then again, that means good views for many north-facing south tower units. I also find it interesting that new retail spots are opening in the existing buildings given it is shortly to be torn down.

    365 Church (Menkes) - Real Estate -

Not a huge shock given it will be a 90% investor building. Good to hear though. If it keeps Menkes in the black, that means they can likely build more projects!

    Toronto Toronto | Aura at College Park | 271.87m | 78s | Canderel | Graziani + Corazza

The main issue for retail in Aura's basement will be the connection to College Park. It was not well planned or constructed and there are a set of large grey doors that were closed and not properly signed. If businesses want to succeed there, they need to open up that connection and properly...
