Another important point is that most developments can cover all costs at ~75% sold - the rest is 100% profit. So for freed, he is at the point on most of his projects that he doesn't have to sell any more units to cover costs. This is a sweet spot where it makes sense for him to start another...

I was talking to the owner of one of Toronto's more well known real estate developers last night. He mentioned several other local companies that are known in the development community to be in a financing jam right now. However, when i asked him about Freed, he said not to worry - that Freed...

    Toronto Toronto | Picasso Condos | 128.62m | 39s | Mattamy Homes | Teeple Architects

I stayed at the brand new Gansvoort in South Beach this year. It had what is probably one of the nicest rooftop pool/lounge areas I've ever seen. This will make an amazing addition to the area.

Toronto Toronto | King Portland Centre and Kingly Condos | 57.6m | 15s | Allied | Hariri Pontarini

My letter to Adam Vaughan: Dear Mr. Vaughan, As your constituent and a long term resident of the King West area, I was horrified to walk by 620 King West today and see a notice posted proposing this building's demolition in order to construct a new 11 floor residential building. I am...

Not to be overdramatic or anything - but this is a building that is emblematic of king west. Destroy this and you destroy part of what is drawing people to the neighbourhood in the first place. At the very least, the facade should be saved as part of any development.

This is really sad if it's the bluish lofty building with high arched windows. I live in the area and this is one of the most complimented buildings on the block. Definitely something worthy of keeping.

There's no way that's true. I was in the sales centre a couple days ago and at most 40-50% of the units are still available for sale - and this is well after the initial sales event's cooling off period.

    Toronto Toronto | Fashion House | ?m | 12s | Freed | Core Architects

Other than having busy nightlife, this area is nothing like the club district. I've lived in the neighbourhood for over 4 years and NEVER once seen a street fight after last call when all the bars empty onto the street - unlike the multiple massive melees that erupt every night on richmond...

The link is working intermittently. Didn't work for me the first time i clicked it but worked suddenly later in the day. Just keep trying it if you're interested.

I think its a preview party for Fashion House as well as a thank you night for all of Freed's puchasers in his other projects. Looks like it should be a pretty good time - open bar, big name dj, etc...

    Toronto Toronto | 500 Wellington West | ?m | 10s | Freed | Core Architects

Well said. Predictions of the cyclicality of this market are appreciated and read with interest. Name calling that is never backed up with facts is indeed "clownish" and not welcome on this forum. And do resist the temptation to judge me by my number of posts - i was one of the very...

    Toronto Toronto | 540 King West | 50.66m | 15s | Allied | Hariri Pontarini

Just a rumour at this point but I heard that the gas station site on the north side of king right next to this was recently purchased by Freed for his next development site....

    Toronto Toronto | Pinnacle Centre Condos | 161.84m | 55s | Pinnacle | P + S / IBI

These buildings aren't beautiful but at least they have one of the more urban podiums i've seen on a new building in the last few years - four floors all around. Also there is an attention to detail at ground level that clearly shows - a big example of which is the metal cladding seen on...

    Toronto Toronto | Corus Quay | ?m | 8s | Waterfront Toronto | Diamond Schmitt

The only postive thing i can think of to write about this building is that it appears as though it will be relatively easy to demolish at a more enlightened date in the future.

Amazing update! These kinds of threads are the reason i first joined this forum years ago.

Toronto CityPlace: Montage + Neo (Concord Adex, 47 + 16s, KPMB)

The one thing this map makes clear is how unfinished this whole area is going to look until all the low cost housing/community centre/school buildings are built - as they comprise a huge percentage of the total building lots. Does anybody have any idea when these are slated to start...

Is this a new build or a conversion?

    Toronto Toronto | Panorama at Concord CityPlace | 96.01m | 28s | Concord Adex | BDP Quadrangle

If that road only just continued over the railway tracks up to portland street... what a difference it would make for the connectedness of cityplace to the existing urban surroundings.

Toronto CityPlace: Montage + Neo (Concord Adex, 47 + 16s, KPMB)

That's not a one story podium... there's a 20 foot tall recreation facility being framed in steel right now that will sit on top of that concrete. The end result will be a decent 3 story equivalent streetwall.
