I lived in a brand new highrise in Metro Vancouver and just moved into a presale townhouse. The other thing the data misses is the amount of investors who purchase a presale, close then hold for 1 year and then sell capital gains free. They may list the place as their primary residence, but they...

I don't foresee this being an issue.. Calgary condo prices aren't rising enough to warrant keeping them empty for a return. There is probably a decent amount of investors who will rent the condo out and rest will be owner occupied until. Even in Vancouver most units are occupied, these days.

Sorry I just saw this, additional immigration while holding to current development "footprint" constant will be what leads to pricing pressure and taking up slack.

Not sure if you gathered from my posts but generally here are my assumptions of Calgary RE market: 1) Calgary will continue to grow, despite what happens in the oil industry 2) Urbanization and densification of the core will continue 3)The burbs will continue to grow, but a little constraint on...

They keep building and building SFH, makes you kind of wonder who is buying them? The oil market crapped in 2014 so its been a good 6 years and they keep churning them out. ;) I left in early 2017 and the city already stretches so far past where it did back then. There is barely any space...

Victoria is getting one, that being said I think all future Telus projects will not be done via Westbank.

I dont want to sound like a dick, and I lived in Calgary for the better part of 12 years but.... Who that has the means to buy something like that who doesn't own Shaw or an oil company would want to spend that much on a place in Calgary? Calgary has a decent quality of life but those rankings...

We really don't know the impact that COVID-19 will have on the market place yet, but prior to that rents were rising albeit fairly slowly( CMHC rental market report). Rents per foot were also rising in lots of the larger new scale product, once again with a caveat that incentives are being...

One beds do typically make the numbers better, I was basing of what is currently on the market in Costello. Sometimes turn over is greater in smaller units however and that can be a killer on the CoC. personally I just digested a 4 bedroom townhouse unit in Metro Vancouver and the numbers...

    Calgary real estate market

Do you think you would be able to get $2800+ a month for a two bedroom there? I doubt it so thats why it doesn't fit my investment criteria. Here is my quick math based on a 2 bed 2 bath @ $450K Mortgage: $1170 with 35% downpayment Interest Rate @ 2.65% Strata Fees: $765 at .65 a sq ft...

    Calgary | ALT Hotel | ?m | 11s | Groupe Germain | LEMAYMICHAUD

I just stumbled into this thread... Ive stayed here 2-3 times on work trips since it opened. The floors would creak oddly the first time but it has since "settled" and doesnt anymore. Other thing that is not evident but the fox art work is translucent to the shower so it lights up when your in...

Calgary is really starting to loose that feeling of the skyline falling off a cliff when you go south of 9th ave, that picture posted above really demonstrates that.

The reports of my death have been greatly exaggerated- M.T I think some RE commentators are making these sweeping statements and COVID has been around for 6ish months and the RE market has really been open for 1-2 months. I think its very early to say that Urban Living is not wanted, I can't...

Interest, I wouldn't say it was a glut of purpose buit rentals as the leasing velocity and occupancy for the newer more expensive units is more robust than you would think. When I moved to Calgary in 2008, I rented a three bedroom house by north hill for $1200 including utilities. I don't think...

    Calgary | The Giordano | 17.68m | 5s | Brava Developments | Casola Koppe

That is the worlds dumbest looking house right next to this development.... I'd be embarrased to even call myself a "designer" if that was my work.

    Calgary | RNDSQR Block | 44.8m | 12s | RNDSQR | 5468796 Architecture

Yeah we just register a restrictive covenant with their early plans on it as a schedule. It basically says the design not like presented in schedule A is restricted( obviously in legal terms). Then as a regulator when the final design comes forward we have the option of 1) choosing not to...

The Municipality has a covenant placed on the property as a prior to condition.

You could register a design covenant on title... then choose to enforce it if the changed design doesn't live up to the spirt of the covenant. This allows it to be more flexible than a site specific zoning, and what I do on my files when I worked as a planner in YVR.
