    The other thing that confuses me about all the bank branches is the fact that there is so little need to relocate your home branch. I have not lived in Guelph since 1993 yet its still my home branch. I have not set foot in there for almost 20 years as there has not been a need.

    There is no way they would do the Ryerson Student Centre, Eaton Centre is next door. I can see them doubling the TEC store way before adding another Yorkville makes sense because they are on every high street in the world Not sure about Queen W

    I will chime in, I really wish that Citiplace did a better job with their retail. As always, the retail space is an afterthought to the condo. There could be a real chance there but I think that it will be isolated and really only attractive to retailers that can live of the Citiplace residents

    there was also the US SportMart. They had a few locations too in the GTA...Lawrence and Bathurst for one and I think they were at 403 and Dundas and maybe Heartland. Sports Authority was at Hurontario and Eglinton, Centre Street across from the Promenade where Winners is now

    Sports Experts is a franchised banner....so is Intersport Dick's are well over 50,000sf where I have seen them, i.e. Buffalo. The largest SportChek would probably be 30,000 or so.

    I guess what I am getting at is that EMTC will always be the weak sister to Square 1. I agree there is a trade area to support it, however, Square 1 continually brings unique brands (Crate, Whole Foods, movie theatres, Harry Rosen, Banana, Zara, Coach, etc, etc) that will bring it to another...

    With tenant's like Bad Boy and a buffet, you have to wonder why they went through the effort of tearing down the Bay. Bad Boy would have been just as well off in a the old Bay store. RioCan does some weird things sometimes.

    Yorkdale Shopping Centre

    In terms of the Yorkdale expansion, I imagine a Holts enlargement is in the cards. Apple desperately needs to expand, they could double that store easily. Its so busy now I believe they are probably losing sales.

    Cloverdale will probably stay.....Kipling Queensway will be iced I am sure Warden and Eglinton (the one Zellers tried to make look like Target) I a sure is a keeper.
