The building looks pretty good in real life, agreed with observations here it does not photograph well. This area has a nice dense urban feel setting in, and m5v though not necessarily a shining star, is a pretty decent background building.

Its unlikely that those balconies will be painted. Even the suites are coming with the raw underside slab finish as a "standard". Smooth drywall ceilings are an upgrade in this building.

The condos connected to this red box will now become premium, landmark condos within the building.

The transformation has been all the more visually dramatic as lots of hoarding has come down. I was driving through the other day with my cousin, who is a downtown kind of gal, but more midtown oriented, and she very abruptly shouted out "Stop the car, where the hell are we..!!.?", in a state...

Yeah, I think they will clad the RC elements of the upper non mechanical floor of this box in the red cladding. Great suggestion Neuhaus, about changing the tint of the glazing there.... This building is beautiful.

I was told by the sales agent at X, that the idea was to mass the two towers x and x2 in such a wasy as to also suggest a crossing, or x-ing, thus reinforcing the idea of X. I dont know if to buy that. But staggering the massing of the tower makes sense, hence the location of the podium.

X2 Condos (Great Gulf Homes/Lifetime Developments) - Real Estate -

Yes, I got it too. And an agent friend got a price list...there is a about a 20 - 30 K bump in prices over last year's launch prices...not surprising.

Popped into the lobby earlier this week...quite nice. Also visited the x2 sales office, now relocated in one of the "townhomes" to the west Tried to get some s on these townhomes, but the (apparently new) staff were tight lipped, hinting that they were either all sold "internally", or would...

God, this building is pretty damned gorgeous....

    When will the market recover?

Honestly, I am quite happy to see some sideways and backward stepping in this condo market. Some time to digest the HST, the true state of job recovery in the core, the larger economic fundamentals, to consolidate extraordinary gains of the recent past. Looking forward to a stable, balanced...

I really hope someone out there is doing a time lapse video o f this project...it will be spectacular when completed.

Condo porn...gotta love it. Yes, X2 marketing people targeted the gay community. The use of hot pink is another cue...but not sure that it translated into sales. Charles is turning into a great residential street.

I wonder if they will transplant those trees to the x1 side?

    UrbanToronto's gay demographic?

Very interesting indeed...I had the same hypothesis...that there were a high number of gays on this site. Decided to see if there was a thread, and found this one.

$100,000 price cut gets things moving - could this be telling of things to come ?!?!?

This is the kind of article that causes the doomsday crew to salivate. (Told ya! Condos are a shit investment. The sky is falling, duck n cover!). Ridiculous pricing strategy - a similarly sized condo in the rosedale area just sold for 725k. Who would list a cityplace condo at that inflated...

Rosenberg Landscape architects certainly added value to this project. The pedestrian experience, and how the building hits the ground score high in the urban design department. Also, when built out the pair of Xs form a spectacular gateway to the Charles St residential strip.

Yeah, I agree. The townhouses are a pleasant surprise on this otherwise disappointing development. I posted a couple weeks ago about he retrograde interior design of the common areas, and was duly bashed by members for being a cheerleader of sorts for the "cicconne simone" brand of...

Article: M5V Rising, Not Without Questions

The coloured glass will pop when backlit....so the building will come to life at night. Troubling development about the glazing happening where we expected the red mechanical box, though....hope they step up to the original intent somehow...

The red block are the mechanical rooms. I think the red cladding will be some sort of panelled cladding system. Quite sure they will deliver on this.
