I like this building, but the block plan is fishy. They are basically saying the east assembly along Yonge should be A-OK with a 500 SM plate and provide the required 25M setback so that they can provide 0M.

I look at this differently. this isnt part if a s37 and the city doesnt have power to ask for it so I assume this was how they got a deal with covenant. At 12 units a floor that's probably a $24 million revenue loss for the Developer.

Looks like the second and third floor are directly connected to Covenant House.

This thing might settle zoning on a 75 story tower in like 10 months. That has to be a record.

I have heard from a colleague at CD that transportation is actually pushing back against the park connection against the wishes of the RA and Councillor. Good job City of Toronto.

As I understand, Mizrahi in-housed construction rather than paying CM fees.

I am "assuming" that this is lobbed in design knowing that it was going straight to OLT. We should just be pleased that at least it will be designed by Teeple and not IBI or Turner Fleisher. I'm an optimist maybe.

I really really hope they don't Nobu this one...

This is what VT consultants like Soberman and KJA do. They should just target average wait times by building height and use and have to submit an engineering report. Elevator size, door close speed, whether it is centre or side door, etc. are all factors in their models. So is where is...

I walked past the site on Friday and there were numerous construction crews taking out the windows and doors, and removing furniture and some drywall from the site. Looks like maybe hazmat removal has started.

It's easier to blow away a 50 unit tower than blow away 3 single family homes to develop. End the yellow belt. It's stupid.

You mean because there is no planning case and it's by a developer who has never built anything? I hear you.

So no setbacks to any side .... I smell an OLT fight with the neighbors to the east.

There is exactly no chance the tower is done by that date. It might be that they could occupy in phases but first tentative occupancy dates usually mean nothing.

Why are there zero people on site? Walked by today ...

For sure; glass lifts --- but the difference is that the interior shaft walls need to be rated. The initial renderings for Union Centre had a giant, clear, tower; in reality, it would have looked like a 400' wide concrete wall.

I like that they have broken down the massing on Front Street. Their initial concept didn't make any sense, really with a 25-wide elevator core. I was also always bothered by the fact that they showed these massive glass lifts. The elevator core needs to be fire-rated, so unless they were going...
