I really think this looks great. I would love a before-and-after of the Heritage Tower. The original form had air conditioner holes, the limestone was broken. I think the restoration of the South Tower goes overlooked.

I attended the meeting as well, and this is a great summary. I felt like the City was not buying the concerns about traffic, but they shared in the concern about height (which I don't get - but that's neither here nor here). I think that the solution to all of this is in a few floors off of...

Forget my previous comment. I wonder if your neighbors can ask the developer to pay for improvements? More streetlights, more security (the building will have security) --- it is a good thing their lobby faces the respite center actually. A building is getting built one way or another and it is...

What is the exact problem except the height? There are not many units facing the street so it cannot be privacy concerns and I doubt there is much shadow given the width of the building.

@AlexBozikovic Apparently this is going to community engagement. I have heard the 15-house neighborhood is trying to push this LPAT. I saw your articles on "Neighborhoods" controlling density. What are your thoughts on this development? Seems like a posterchild ... I also happen to like the...

I went last night by it - the car court looks absolutely incredible. Signage is in. It looks amazing .

... that's where the planter goes which holds the street trees ... but ok go off if you like.

There is! There is no place to drop columns on the tracks because of the switch gear - so the trusses need to be super deep to accommodate the loads of a public park. The bridge uses a suspension which is OK for a bridge, but not a 100M-wide overbuild. Also, the electrification requires 8M...

I think it is hard to tell honestly what it will be. Guess These are after all, s. Hopefully that will be drawn out in the SPA phase. As much as I agree - this is a rezoning application not an SPA. Most rezoning applications change. Materiality and articulation can be solved in SPA and I've...

It's not where the conference center is. It is where the old RBC data center is. Just west.

It won't be built until Phase 2 with the East tower so there will be 3 million SF of office overhead. It'll be pretty busy.

Isabella Valency looks way better. Disappointed in the VE of the south res tower.

Based on the new materials it seems this is correct. There are applications to sever and aquire air rights.

Oxford has submitted an updated application with many changes. This was made in January. Im sure people will be interested to discuss.

Great looking glass - it looks low iron? Very little green.

I hear you - but their argument is purely subjective "adequately limit" shadows on on-protected parks, and "fit with context" of "neighborhoods" which should not be prioritized in this specific context. I cannot help but feel that this is just a knee-jerk reaction - maybe I'm just overreacting.

It is 30 storeys in a neighborhood with like 80 storey buildings. This is why developers just submit with like 50 storeys and go straight to LPAT - because why bother trying? I swear planning is their own worst enemy.
