    Also, our rents are nowhere near what they are in NYC or Toronto. 425 Park in New York is getting $300 PSF from Citadel. The top of CIBC Square is leasing for like $60.

    The plans (not the render...) do show some pretty substantial retail in the winter garden. I took the plans and crappily colorized the retail at-grade in orange and the retail above the winter garden in blue. On your second comment, the entire second and third floor off the park is retail.

    Plans show a multi-folded bronze-colored solid aluminum panel system with uplighting. Goes from ground through the entire interior including the fitness centre, ballroom, which could look good. The north brick was awful so will definitely be a major upgrade.

    Also, the City doesnt own any air rights in tje rail corridor. CN/TTR do above 9M and Metrolinx does below 9M. And they have their own stuff going on ... like a 10 year electrification plan!
