its a good looking new building. It and TD's new building will be striking additions.

I really like these existing mid-rise buildings - I walk past and around them a lot. They have sort of a classical feel in the repetition and clean lines. Hope nothing changes - but that is just a personal preference on my part.

this is supposed to be a community and not a clique

It has that jog in the middle - so more than can be said for anything in the Bay Adelaide complex.

His legacy is that he was a "nice guy". To be fair- the position is not one where it is easy to make a significant impact (aside from embarrassing yourself, city and country by being obnoxious, spectacularly uninformed and/or a crack user).

I am always skeptical about the "glowingness" and "special colourness" you see in renderings (not to mention the already discussed "deciduous tree survivingness". Will it really just be some form a glass cladding?

    Toronto Toronto | Union Centre | 298m | 54s | Westbank | Bjarke Ingels Group

What is the sense of the likelihood of finding sufficient tenants to get this off the ground in the near-term (given competing buildings going up)?

are the locals already complaining about "Massive Density"?

Toronto Toronto | Scotiabank North Tower at Bay Adelaide Centre | 140.2m | 32s | Brookfield | KPMB

Went back a few pages and did not see this question already asked - but do they have to dig down first to build this? or can they just start building at ground level using the existing parking structure?

I think they would like to stop being spread out over random floors across multiple (old) towers and move to something more centralized. I had heard they were considering moving as well.

What is frustrating - is that it would not have been hard to have been better. Even a few small considerations could have gone a long way.

I am not sure what it is about it - but this to me is the ugliest design of any of the new large towers being proposed. I also find the extreme density/closeness to existing towers less desirable. Therefore at this point - if something does not get built - I hope it is this one.

I would like to agree with you - but more there are more indicators than just stock market volatility. Recent manufacturing indices, CFO questionnaires, the flattening of the yield curve and just the sheer duration of the current cycle are making people at the very least nervous. TD economics...

    Toronto Toronto | 1 Eglinton East | 211.25m | 65s | Davpart | Hariri Pontarini

Really hope this does not happen. This corner is already too dense and the existing building is nice the way it is - providing some variability to the urban form and some office space for diversity of land-use. The architecture for what they want to build is not particularly appealing either...

    Toronto Toronto | Forma | 308m | 84s | Great Gulf | Gehry Partners

You realize those are two completely different arguments. Also, I agree that three giant building of the same height is less visually pleasing (to me at least).

...each to his own. I find murals depressingly dated and small town.

Not a fan of re-cladding generally, but in this case I liked the old building and I like the new one...

I agree - I am happy about the new offerings to come and updating what that space will be able to be used for - but it looks completely mismatched from the outside.

One difference is just the amount of (relatively) affluent consumers so close in and around the site. You dont really have to be a destination per se - you just need to get all those consumers to spend.
