Fret not. Morguard likely knows Pellow from their retail holdings and just needed someone to throw together a proposal to beat the fee increase.

That was never for this site, that rumour was for 2 Bloor West. The architect for this project, I think, is Pellow.

I belive planning staff were more or less on board (I could be wrong). The guy acting for the developer at the CofA made is sound like they were. CofA turned it down saying it wasn't a minor variance so they couldn't approve it. So it wasn't the City that turned them down (in that sense), it...

There's a sense that the pro-density movement in the City may end and it's improtant to get applications in when things are going well. Plus, I belive this site may be impacted by the upcoming tall building guidelines. The lawyer said as much: it's a placeholder application, don't get too...

    Toronto Toronto | Crosstown LRT | ?m | ?s | Metrolinx | Arcadis

My dumb question - If this is just an lrt line, why do the stations all need concourses? Can't people walk over the tracks like they do at Queens Quay and in Boston? Wouldn't that save a ton of money?

Good lord, that's not even close to true.

    Markham Toronto | GTA Centre | ?m | ?s | GTA S. and E. | BBB

Let's see. transportation - downtown Toronto 20% drive, Markham will be lucky to hit 90% (Beaver Creek is 95%). density - buildings downtown are denser than in markham, less land is used. greenfield - like it or not, downtown markham is greenfield, buildings downton aren't Not sure how else to...

    Markham Toronto | GTA Centre | ?m | ?s | GTA S. and E. | BBB

World-class environmental sustainability can't happen on greenfields by definition. By almost every possible measure of sustainability an office building downtwon Toronto will be more sustainable than one in Markham. The best Markham can ever hope for is 'slightly better than Richmond Hill'...

    Markham Toronto | GTA Centre | ?m | ?s | GTA S. and E. | BBB

Suburban employment districts typically have an auto mode split in the 90-95% range. The hope here will be a restricted parking supply will change the mode split to something that works. I'm not convinced, I think this is a terrible place for a venue of this size from a transportation...

    Toronto Toronto | 159SW Condos | 118.87m | 36s | Alterra | Richmond Architects

All parties to the hearing are allowed to bring forward expert witnesses. The City always has them on hand (they employ many qualified planners and engineers). If two witnesses state opposite views, the member decides which one has more credibility. It's basically the same as court. It's...

Sooooo, by putting all of the power in the hands of a single city councillor corruption would go down?? Honestly, stop trashing the OMB unless you have a better solution.

If MLSE hasn't come out against this (have they?) then they are likely in some way behind this. You can't build a back yard rink in Ontario without them suing. It's clearly for an NHL team. My prediction is Bell and Rogers will agree to an amicable split over the joint stake in MLSE. One...

    I'm starting to miss brockm.

The proposal is just the King parcels. No parking lots were harmed in the making of this film.

Not to drag this thread even more off topic, but I agree with your test area idea but would caution that design review panels aren't as great as some might hope. I've seen the city's and waterfront drp in action, pretty disappointing. I'm not sure how they could be done better, but the ones in...

91 King Street East (Albany Club, 25s, WZMH Architects)

I've only been half-following this argument, but in brockm's defence this forum can be a pretty hostile place to voice opinions that aren't the current planning norms. It's human nature for people to get frustrated when they have (in their mind) an intelligent point to make and the world joins...

91 King Street East (Albany Club, 25s, WZMH Architects)

Can I ask a dumb question about heritage designation? Let's say I own a building in the City that gets designated as a heritage building (which, correct me if I'm wrong is largely out of my control) what do I get in return? I'm not asking to be a pain (I'm not against designation, just naive)...

I've heard a rumor the designer is pellow and associates. Can anyone confirm?

    Height Restrictions in Toronto

Don't just think of this as maximum height limits. Because they've also limited the size of new towers to around 8,000 square foot floor plates (they've been at this for some time) it is actually a pretty significant density cap for many sites. The size of developments will shrink, the...

    Toronto Toronto | 50 Bloor Street West | 230.11m | 70s | Morguard Corporation | Pellow + Associates

I'm lost on one issue - why is this assumed to be an Oxford project? The site is owned by Morguard, Oxford owns 2 Bloor (north and east of 50 Bloor). If Oxford owned both sites they wouldn't be developeing them separately from one another.
