    I agree with your points. One thing to keep in mind is immigration boom and international students are going to be coming back hopefully at the end of this year or next. Its nowhere near enough to absorb the vacancy in rentals/condos, but it will help. Prolonged $65-75 oil probably wont hurt...

    In addition, you are going to have a flood of immigrants moving to Canada this year as much of the program has been halted due to Covid. With oil pushing $70 right now, I dont think these rental vacancies will be as hard to fill as we think.
