I think we are getting on the same page here, I think the prices at TANGO are still very reasonable compared to downtown and that's why I bought into it. Especailly when the shep/bayview area is still growing and downtown is already mature. In terms of bullishness, Let me use a slight...

Now we are talking! If you are experienced, then you should know flippers usually closeout their trade as soon as the assignment period starts, even if they just break even or even suffer little loss! Which again leads to my point, and to all the wanta be flippers in this forum, if you wanta...

Well, as we seem to be in "let's bring out the qualification" mode, I have flipped over 20 properties in the past 10 years all have been profitable, some more, some less. And like you, i would say it's generall due to good market conditions. That's why the biggest factor in flipping is...

To further my point, you need to compare new projects to new projects! Please find me one new project downtown that's selling for 440!

I am not too sure where u r getting ur numbers from! You can't compare higher floors to lower floors. To use a real example, the recent 5 Condo downtown STARTS at 550, TANGO starts at roughly $380. If you compare 28th floor of Tango at 493, I would say the similar floor at 5 condo would be at...

Please don't get agitated! It is normal for an agent to advertise! nothing to with being 'diabolitical'. I am merely pointing out that this cash flow analyisis of yours is flawed, because something like that is too micro to pinpoint to any kind of reasonable accuracy for something 4 years...

Now you are getting into the semantics and starting to bicker. who is the agent and who is the CFA isn't important. Let's concentrate on the big picture here!

Tango at Concord Park Place (Concord Adex) - Real Estate -

you are missing the point!! To put it in very simple terms! 1. Everyone here is looking to flip as soon as interim closing hits! Then, the cash flow analysis has a much, much smaller impact on profitability than where the overall market will be! Because once you lease it out, you have to...

It should be obvious to everyone now that RIC is doing advertising for his CONDO!! While that's normal and okay. He needs to back it up with better reasoning. Again, the biggest, gaping hole in your analysis is that you should not be doing any!!! For a project that 4 years down the road, no...

Just like the stock market, you would buy a company that has a good balance sheet, +ve revenue stream and most likely paying a dividend. The stock appreciation is icing on the cake. Why would you gamble by looking only for stock appreciation? On the contrarary, most smart investors invest in...

I am beginning to think you are a professional real estate agent who is trying to lure people away from this project, so that they can buy into a project that you are representing! Now, I understanding the motivation behind all this BS on positive/negative cash flow!

There is also something called "paralysis by analysis". An analysis is only as good as the assumptions you make, if this condo was due in 1 years or even 2 years your analysis might make sense. However, we all know Tango would take at least 4 years, most likely longer given past experiences...

yes, I agree. For people who buy to live, 4 years is a long wait, but for investors like myself, the longer the better, because the real estate market is always up swinging in the longer run. The developer can deliver in 10 years for all I care :).

Tango at Concord Park Place (Concord Adex) - Real Estate -

I am not too sure why people are doing so much granular analysis over +/- cashflow! I am assuming most people here are buying to invest or flip, in whch case we should focus on the big picture! The investors are probably looking to make at least 30% return on your investment (20% down), which...

I got this too! Went to the sales office today, said the VIP event on 23rd was cancelled, now they are going straight to public sale without any vip discount!

I think there was another VIP event this Wednesday (yesterday), for higher units with 9' ceilings. prices didn't seem to go up though

Is there anything really to amend? The developer already has all the generic amendments (caps on levy and metering etc.) in the P&S, they did it so that both side wouldn't have to waste time and go through the amendment process again! But you can think of something new to amend, please share!

Thanks Solaris. YOu seem to know everything :). Where can I find some more info on the MOE Guidelines on noise?

Hmmm, I wonder how Concord is going to deal with that? Considering if you look at the master plan, there will be at least 5 - 6 right along the 401. Maybe they can put up sound-proofing walls along the 401.
