    The much larger pub/bar crowds lead me to disagree. There is a market-wide (and much publicized) move away from dining-in and would suggest that the market is simply rebalancing in response to changes in behaviors.

    The situation on 124 Street is dire. I've never seen this level of vacancy - and the clear trigger was the pandemic given that virtually every space was leased leading up to it. I hope some kind of injection of support comes soon.

    Honestly? We just need high frequency service (rail or dedicated bus lanes) between Bonnie Doon and University or Health Sciences stations. The realities of the necessary emergency corridor down Whyte Avenue probably means buses.
