    IMO there's more than adequate/oversupply of the small (<550 sqft) 1/1+1 bedroom condos, but a massive undersupply of family-sized (>1,200 sqft) 3-bedroom condos especially when not everybody can buy a detached or semi-detached house in Toronto.

    Same here; however, I have friends who are in the medical field (ER nurse and radiology tech) and they were directly in the middle of it and working non-stop during the 1st wave. They saw the devastation and were constantly advising me to take proper protocols.

    Housing starts are usually for contracts that were signed 18+ months to years ago. Although the developers have P&SA, they only get deposits held in trust. The developers will want to start & complete the project ASAP to get the full funds, and hope we don't enter into recession where the buyer...

    I don't know about this situation, but I don't think there's any justification by developers in asking "view" premiums as everything will be obstructed in few years unless you'll be across from designated/protected park.

    A -10% return over 8 years is not unlikely, given it has occurred several times/locations in history ... it really depends on timing and context. The housing markets around the world are cyclical and typically follow business cycles. 3 years maybe too pessimistic for some, while too optimistic...

    can you provide some quantitative measures to support your thoughts that prices won't drop in half, or any %? I saw a condo assignment listed that appreciated 80% in the past 5 years ... if it can go up that much that soon, I don't see why a similar downward trend can't happen like 50% in 3...

    Speculators getting out while the going is still good. I can see the price falling back down to the original purchase price. The bubbly 80% appreciation in 5 years will be wiped out in 3 years, then stagnate for couple more years.

    I've mentioned this in another thread. With whole apartment unit Airbnb's being dead for the foreseeable future due to covid-19 and city by-laws, there are 15,000 units in Toronto (mostly in the dt core) that will definitely help ease some of the low LTR vacancy rate/supply "shortage" for sale...

    I hope that's a typo as 900 sq.m. is HUGE (~10,000 sq ft) for three adults and two kids.
