Boarded up, ready for permits and when sales hit +70%.

Apologies if already noted, but are they retaining any of the original structure here? It appears not based on the architecture plans. Even the façades look a bit too beat up to keep to me, but I don't know what is possible in terms of restoration here.

I personally don't find it that attractive. The glass is fine, but I can't think of a less appealing multi-res 200m+ building in Toronto currently, when thinking of its peers. Also once this gets the maple leafs on it, does it go from forgettable to unforgettable in an unfortunate way? To...

    Toronto Toronto | 4800 Yonge Street | 168.24m | 49s | Menkes | Arquitectonica

I am sure Menkes understands the importance of promotion for condo sales as well as for rentals. Lease up isn't so different from selling units in that respect. You still need to promote the location, transit connectivity, amenities, etc.

I note the foundation permit doesn’t have a “full issuance”. I wonder if there are permits holding up next steps?

I remember it well. And yes, it was one of the better spots, but over on Dufferin. We Marlievillians stuck close to home. ;-) Chalkers was a horrible place, but a 2 min walk from my apartment. Good jazz, terrible food. I got sick many times, eventually learning to stick to their beer.

    Toronto Toronto | 280 Viewmount | 113m | 33s | Altree | Graziani + Corazza

Having lived in Marlieville for a time (ugh, that horrible neighbourhood name makes me gag,) I can say with certainty that this is the design the neighbourhood deserves. It is unfortunate in all the ways the neighbourhood is unfortunate. This design is stuck somewhere between the 1970s...

    Toronto Toronto | Lower Don Lands Redevelopment | ?m | ?s | Waterfront Toronto

As a non-uber rich person, I think we should still strive to make the incentive to take transit higher than the incentive to drive where possible for as many people as possible. I also think there are other things we should focus on to ensure fairness, instead than just whether very wealthy...

We sure love to match our buildings to the sky and the lake.

    Toronto Toronto | Rail Deck District | 227.23m | 70s | Craft Dev Corp | Sweeny &Co

Craft have been paying their taxes (I assume) based on the assessed value of the air rights. They would have calculated the risk in buying air rights and subsequently being taxed based on that value of~43 million. None of this likely was a surprise to them - but they were hoping to be...

    Toronto Toronto | Rail Deck District | 227.23m | 70s | Craft Dev Corp | Sweeny &Co

If the appeal decision isn't further appealed to a higher court, or is challenged but Craft loses, there would be no change, as Craft is already paying taxes based on the assessed amount, to the city now, so that outcome is unlikely to change anything with their proforma for the build. It...

    Toronto Toronto | Rail Deck District | 227.23m | 70s | Craft Dev Corp | Sweeny &Co

Small update here: Craft Dev has lost at the Divisional Court, where they tried to argue that air rights did not constitute "land" under the definition of land in the assessment act, and thus, they further argued, they should not be assessed for taxation inclusive of air rights. It could be...

    Toronto Toronto | Sugar Wharf Condominiums (Phase 1) | 231m | 70s | Menkes | a—A

This facade is unsophisticated architecturally, though I understand many here like it. It feels very lazy to me for a what is a waterfront / front row tower.

It is exciting, but there's no reason to make this sexual. 🙃
