    Sears Canada (1952-2017)

I think I read a subsequent report to this somewhere stating that Nordstrom would be moving into Sears' Yorkdale and Fairview locations, pending CF and Oxford negotiations with Sears for the leases.
  2. I

    Nordstrom

Agreed. I was surprised to hear that they were initially thinking of putting their Canadian HQ in Vancouver. Glad it will be Toronto! :D
  3. I

    Nordstrom

If Nordstrom is going to take some space at TEC, they should just take all of it, or CF should take all of it back and give Nordstrom what they want and split the rest up and lease to smaller stores. I don't see how Sears and Nordstrom can survive sharing the same space. The main floor is the...

    Baby, we got a bubble!?

You made reference to a relative in San Fran so I assumed you had (a) second hand scenario(s) you could share since you were making the original argument. But noted for next time. Google it is. :)

    Baby, we got a bubble!?

Can you give me an example teaser ARM scenario that you think would have been realistic at the time?

    Baby, we got a bubble!?

Yes, my bad .I confused myself when replying to the other post.

    Bloor-Yorkville Scene

This is interesting news. There were stories that the bay would support a store within a store concept for bloomingdales, but what your friend is saying is that the entire bay on bloor would go under the bloomingdales banner. Very cool if it happens. First Nordstrom, now Bloomingdales.

    Baby, we got a bubble!?

Yes, but the longer the amortization, the higher the fixed rate, thus compounding the problem if rates "reset" here.

    Baby, we got a bubble!?

I am a RE bear admittedly. With that said the bulls have been right so far and they do have low rates and very tight present day supply to back up their continued bullishness.

Agree with you about mortgages being tax deductible thus encouraging people to take on more debt. Disagree with you about the differences between US teaser ARM's and our 3,4,5 year fixed rate mortgages. They really are no different IMO. If someone here takes a out a 3 or 4 year to get the best...

News on retail chains (was: New Mall Retail)

Not sure I agree with you. Let's look at traditional shopping malls in the GTA: Fairview, STC, Markville, SQ1 - Renovated and adding new/better stores Big box power centres (the ones I can think of off the top of my head) - Woodbine and Hwy 7, Yonge and Hwy 7, Eglinton and Warden, Kennedy and...

News on retail chains (was: New Mall Retail)

I thought I read somewhere that Yorkdale would be getting Ted Baker and Tumi in their expansion (rumoured). They already have Burberry and Tory Burch, so Cole Haan would be the only difference. In any event, the competition between these malls is a good thing as the consumer benefits the most!

News on retail chains (was: New Mall Retail)

If these new stores like Brooks Brothers Flatiron prove to be successful it may entice other retailers to move into the new stretch. Sometimes it takes one store to blaze a trail before others will follow. Agreed about one Bloor. It will give that stretch a shot in the arm. One thing I would...

News on retail chains (was: New Mall Retail)

I think it has gotten to the point where new areas downtown will need to be redone to accommodate new retailers or existing areas will need to be expanded. For instance, the Bloor strip can be expanded east and west past its current boundaries, and the Yonge strip north of the Eaton Centre...

News on retail chains (was: New Mall Retail)

Good news about Puma. I've always liked their stuff. Glad they are coming back. I agree that being right on Bloor was not the best location for them. Queen street is the ideal place, IMO. Yonge and Dundas is not bad either. Adidas is in that area as well (though I don't know how well they are...

    Bloor-Yorkville Scene

Do you think we'll ever get to a point where Bloor's high end footprint expands east or west of its current boundary? Regarding 5th avenue in NY, I found that it is very similar to Bloor in the sense that the high end is crammed into the section between 59th and 54th. Even at 54th there is a...

    Baby, we got a bubble!?

I just reread my last post. It is not the exact same unit. What I meant to say is that it is the same model within the building. (Sorry, been a long day - I should proof read my posts better!). Depending on actual unit, it varies between 475sqft, and 500sqft. But I did see the same units sold...

    Baby, we got a bubble!?

Nope it's the exact same unit as the one from last year. I agree, the escalation in price over last year is nuts.
