agreed, the modernist block across the street is much more of a blight on the area than this proposed tower could ever be.

hotel is generally riskier to develop than residential or office, because you don't have any long term leases or agreements of purchase/sale. effectively, hotels offer 1 day leases.

hopefully we'll see some nice retail in the base. is the second floor going to be for amenities?

They totally did. For the same reason, they keep calling it a 25-storey tower on a podium. It's throwing the proportions off though and making the tower less attractive. And I'm usually a big fan of Context + aA.

i wish the podium facing wellesley street was beefier--similar to that of the loft portion of the podium.

sales started a long time ago and the agents have been informing purchasers that construction would be starting on phase 1 and 2 (at the same time) this spring.

they should make bremner an avenue/boulevard of the sports and create a strong visual connection to the future maple leaf square complex. they could close it to cars in the summer for road hockey games, sports events, etc... and then maybe one could justify not continuing the bremner...

I wish the ads were flush with the actual facade so they didn't look like such an add-on. Hopefully when this building finishes and we all stop anticipating the next billboard, we'll begin to forget about all its flaws. More density in the area would also help distract us.

look's great. i've always thought dundas square needed greater density.
