Would be amazing if A&W would relocate to any tower base and free up that site they are currently sitting on!

Fenced off from a wide perimeter, North facing showroom side, service centre (no photo) on south side. Perhaps that access door on right will be for new car delivery or is customer service entry

Just imagine those developers who want to build on the escarpment, their heights must be near impossible to implement. What an absolute sham of a policy.

Honestly, both this and KiWi have been great additions to this part of downtown. So unexpected that they were built, so bravo to both Emblem and Rosehaven. Excited to see the final product that Emblem has at Design District and of course would be great if Rosehaven could get its Rececca...

All quiet on the redevelopment front? Anyone heard of any progress on the north end redevelopment. The Tesla section in the middle seems to be still coming along, will snap a picture when I am by the mall over the next week.

Vrancor should have taaged it themselves with a vanity plate of sorts, maybe a self portrait of Darko. Lost opportunity

https://renx.ca/globizen-has-big-plans-for-ontarios-the-bench-region Article starts out in Vineland, but has a section on Corktown... Interesting that they note its under construction. Anyone see that is indeed true?

I suspect that this might require the municipality to have special taxing policy like how Ontario granted Toronto same. I would think Council would love to see the extra revenue and or development.

    Hamilton Toronto | 58 York Boulevard | 94.59m | 28s | Belmont | srm Architects

I would love to see a vacant land tax on any serviced parcel of land that sits within the urban boundary, one that escalates 2x or more for every year that it sits vacant, no cap - based on vacancy rates (in whichever respective category the property sits). There way too many vacant parcels of...

I have not done any research on which North American municipalities have best in class approval process including simplicity, and clear comms, and ultimately speed to market, but would like to think that this forum might know. Maybe with Thorne moving on, perhaps scout leadership talent in...

"Sold" - would be amazing if we could see the City approve these types of proposals in weeks to a few months vs getting caught up in years for assessing / commenting etc etc. We need a more agile process. Hopefully this is already zoned for up to 30 storeys .

    Hamilton Toronto | 77 James Street North | ?m | 30s | Harlo | srm Architects

Well if we are dreaming, let's get a Canadian Tire or urban format Home Depot slide in. Given that it is a provincial tower, more likely an institutional use would get the nod. AGH is looking to expand. They have something like 10,000 pieces in storage, not enough walls to display. Also agree...
