This project has a front row seat to an awesome park! Worth the premium.

Not the prettiest, but probably nicest on the block. The good thing with Effort is that they usually build, and they do it without flash or fanfare.

So $42MM to build in 1985 https://epe.lac-bac.gc.ca/100/205/301/ic/cdc/cultural_landmarks/copps.htm Is today around $123MM, so $280MM on just improvements is pretty decent. Would be interesting to see if they ever feel compelled to highlight where the cash will go. Those external renders...

would be nice to see a set of updated renders...of course more importantly, a real construction schedule would be welcome.

I must say the perspective of driving down Main and seeing this rise to the right of the old IBM building is very neat for me. I can honestly say that I don't believe there has been a new build in this area since the YMCA added to its existing footprint in the late 70s early 80s

Name a major or mid sized North American city that does not have the same issues. The only difference in Hamilton from the 1980s (the beginning of the decline) and the mid 2010s (the beginning of the revival) is the size of the population with the added fuel of the opioid crisis (again not...

Wait for Phase 2, going to seem packed in when that tower goes up. Hopefully they pull the trigger on that one soon.

Too funny if they were able to slip that one in. Interesting design for fure, that offset core throws me: has the opportunity to make dual purpose of a rock climbing wall

King Street East on the north side at Gore Park a tough sell, maybe with hundreds of residents above that will change.

Wondering what retail tenants are lined up, sure KW will attract the first ones.

So, this delay really wasn't about CN after all, unless CN was asking for so much dampening measures they needed to up the density significantly to pay for it, and then some

This would be too comical if it were not so sad. How is it possible that these two sides are left to their own devices and the OLT can't say enough. Meanwhile the affordable housing crisis ranges on (nice that our strong mayor can make things happen in Stoney Creek for the same cause), and the...
