Seems like they managed to build a 'regular' floor roughly every 3.5 weeks since the first 'regular' floor was poured back in March. Doesn't that mean they really need to speed up, by a factor of 3x or 4x, to meet that 2024 deadline?

Those look a lot thinner then what was in the renders, are they temporary or permanent? EDIT: Nvm found the answer a few hundred pages back... they're permanent and likely will bulk up due to cladding and insulation.

Thanks. I didn't even consider that anyone could effectively set up serious roadblocks for building dense a 3 minute walk from University & Dundas. It seems strange because somewhat less tall proposals are regularly approved in the middle of suburbia that are farther away from any transit...

Surely the opportunity cost of redeveloping a few townhouses, 2 storey commercial buildings, parking lots, etc., is far less than that of a 15 storey office building? Is the paperwork so much more involved for rezoning that it dissuaded them from doing the lower cost option?

Huh, that building is incredibly skinny, it seems to be about 15m in width at its widest point! And that includes balconies on both sides!

I assume ownership of this office building didn't just land in their lap by happenstance. In other words, if they are not the original owners, they must have made an active decision, against the unbounded spectrum of other possibilities, to have bought this building in the first place. A more...

It's definitely high quality glass, the reflections are near picture perfect with no distortions of the clouds that I could see.

Will this building have the largest residential floor plates in Toronto?

Well the Hermes and Tiffany stores have very nice glass too. Even the reflections at an angle are mostly coherent which indicates there are no invisible distortions, which is a hallmark of high quality. It's possible if quality is smartly cut back a much cheaper window could still be...

There were some interesting points raised though and a fun proposal to start an UrbanToronto REIT ( 10 000 folks pitching in 10k each? Or 1 000 folks pitching in 100k each? ) There's also the legitimate fear that there won't be many genuine buyers of $3 million+ condos at this location, after...

First time I've seen a 'garbage elevator', does this imply residential garbage facilities are on a separate floor from the ground level? And is it me or do those pillars look really thin to be holding up such a huge cantilever?

I'm surprised it's worth it to demolish a 15 story office building in what seems to be decent condition. Is it really that difficult to build the same tower a few streets over?

Well curved surfaces add a lot to the surface area, could easily be 50% more, but I digress... FYI High end residential by Toronto standards isn't very high end all. True high end is something like 50 UN plaza in NYC: https://en.wikipedia.org/wiki/50_United_Nations_Plaza Which definitely costed...

The building is only 10,000 m2 ? With 30 floors it should be at least 20,000 m2.

Thanks for the links. It confirms my suspicion that it's at or only slightly above the bare minimum. For reference, a normal hallway width in a condo built in the 90s in the suburbs is ~1.5m. And that's on a random floor with foot traffic of less than 1 person per minute. So a 1.3m or 1.2m...

I was looking at the floorplans for the 6th floor lobby and it seems like the hallways are incredibly narrow, am I just overestimating how much space is needed for a residential/hotel lobby? See https://urbantoronto.ca/news/2022/07/flying-through-6th-floor-mizrahis-one It says 2.19m width for...

Building looks fine to me. I'd say even above average since it's got some unique elements.
