    Statscan numbers

Housing starts August 2024. Edmonton had a strong showing, and Calgary with a solid showing. Vancouver sluggish still, with Montreal and Ottawa really quite sluggish. City SFH semi row apartment total Toronto 544 20 579 1020 2163 Edmonton 691 132 222 823 1868 Vancouver...

    Statscan numbers

Good question. I would have assumed age also, but it's missing some groups. The math lines up if the only net migration was from people in those age groups. Maybe a typo?

    General Construction Updates

The map shows it, though it might need to be adjusted on the map, as often with new neighborhoods the address in the DP doesn't match the map's exact location.

Agreed, it's a nice little plaza. I passed by it the other day and it was busy full of people.

Some big numbers for Calgary. Of course they're only forecasts and anything can happen, but I feel confident the numbers won't be too far off. City of Calgary CMA CER

    Urban Development and Proposals Discussion

The problem is we have a tax rate based on market value, and with inner city properties often increasing at higher rates, the tax decreases often don't materialize for people in those areas - which is I think what you're pointing out. I've always wished the tax rate was a mixture of factors...

That's correct. In theory adding density should benefit everyone. This is why it always surprises me that people are so against infills, etc.

I'm wondering the same thing. My taxes have gone up over recent years, but I don't think they've gone up much more than inflation itself. Even the general rate of inflation is a mixture of costs, with some costs staying the same or even coming down while others go up at a faster rate than the...

Yep, that's the one...and people are up in arms. I get that people don't want to see a park disappear, but there are two other parks nearby. One a block to the west, and one a couple of blocks to the north that's very nice. In all my times cycling past this park, I've never seen anyone using...

    US Politics

Right from 2016 when Trump was officially announced as the candidate, US politics have been crazy. The two biggest things I've noticed since Trump came onto the scene is: 1) The nasty personal attacks, mainly from Trump of course. 2) Openly stating falsehoods, again mainly all from Trump...

    Infill Development Discussion

I don't know if this has been mentioned on this thread before or not. RNDSQR has a proposal for 21 units on Bowness Rd, just west of the main retail strip. This style of development seems to be the new go to for developers doing infills, which is fine by me. Not as sexy as a high-rise tower, but...

I want to add my two cents to conversation regarding TODs, and why I prefer Centre Street, at least from a TOD perspective It's hard to visualize that there would be an opportunity for just as many new TOD units along Centre Street, but it could very well be the case. With the recent zoning...
