There is no loss in tax revenue, as that is not how property taxes work.

^ You also don't have to pay for the loss. That would be a choice. Unless the property is injured by injurious affection. Which usually is lost of road access, or impacts on structural integrity (or lets say they have a current lease that requires no vibration and the train somehow causes...

If you have the space, a partial glass wrap works, like Kansas City or Las Vegas. Some is actual glass to internal spaces, the rest only looks like it under certain lighting conditions.

Elevated was taken off the table by adjacent land owners, who expressed that the 'tax shift' from downtown businesses to other businesses would be quite bad if their buildings were devalued further by adjacent elevated rail. This was in the 2016-17 context where that was a huge concern for the...

Still. Subsiding literally anything. And money is fungible. Offsetting an existing/planned housing expense gives money for anything.

That was the point of the federal HAF. No restrictions. It is a pure dollar 'incentive' to local councils to change their zoning and development and approval process.

Not nearly enough money, and not nearly enough of an incentive.

It could have been used for anything. Free money. I'm not sure I would have used free money for this, when somehow, the city never was able to square the circle and get a conversion program WHICH WAS IN THE FEDERAL BUDGET delivered and accessed. Using this money for this purpose is a giant fail.

I'm not sure the Mayor was playing the unsaid, undefined role, both in working around the lines with the Green-line board and delivery team after learning of the scope cut 'our partners, and I are surprised of this. We need a more radical option to come with the proposal so we can choose to make...

This is just a truth you need to accept. Inflation + growth = 0% tax increase.

Use the existing reports as the basis for a new one. The alignment reports stretch from 2004 to today. Elevated is also super easy to cost compared to underground. There were key findings along the way that narrowed the scope of options. It doesn't take much more than internalizing the...

I'd imagine it will be reanalyszing the downtown access studies from the past, with the elevated Gray group alignment considered. This is good as it should flag and warn about capacity issues on 7th if more demand, whether by transfers or shared use, are placed on 7th from City Hall.

Gondek is wrong on that front. The last report that seriously considered it was before she was on council though.

Thats already the case for NW vs S and W vs NE. If it gets particularly bad, you can short turn some I guess?

There is no sole source contract listed on the government's website, but that is only updated quarterly by policy (even if it is updated more often in practice).

The Premier has policy wishes. One of those wishes is initial estimates are 100% accurate even when scope is changed and the second is that inflation doesn't exist.

Nope. Deliver seton to north pointe for the original budget with an elevated central section, with only a requirement that it skirt the event centre and provide transfer point(s) to the red and blue lines.

I think they (the city and the province) won't agree, but construction will start, on the province's plan. And no, a SE train from Seton to Inglewood ain't going to start until there is assurance on the central section.
