The One - Mizrahi Developments - (Real Estate) -

It will be a while before this project gets completed so it will weather these uncertain market conditions. There are new downtown builds that are asking $1,500/sq.ft. or more and they are not very special nor particularly luxurious builds, and their timelines are much faster. I agree that the...

75 on The Esplanade (Harhay/Carttera) - Real Estate

Harhay tends to sell their retail spaces rather than renting them and not many businesses are willing to pay that kind of money to purchase a commercial space especially in these uncertain times so it could be quite some time before this place gets occupied.

I was hoping the lighting would have a nice warm glow at the corner entrance but it’s way too bright and harsh. Also, it wouldn’t have been much to ask to use a sleek curtain wall glazing at this entrance too to make it look more upscale, maybe with a subtle bronze or gold tinted glass to...

That’s how storefront glazing should be done! Big, expansive panes of curtain wall glass with minimal horizontal mullions. Of course it would be a shame if retailers cover these windows up for their operations.

Walking by this building multiple times everyday I can’t help to notice the poor quality and installation of the precast panels on so many levels. There is an inconsistency in the colour and tone, many corners and edges are chipped or damaged, and inconsistent/irregular panel gaps throughout...

    Toronto Toronto | 46 Spadina Avenue | 100.76m | 30s | Capitol Buildings | Wallman Architects

Definitely looks like a Wallman-designed building with the characteristic brick pattern motif on the facade. It has a 70s or 80s apartment block look to it — the form, the recessed balconies and the muted brown and beige colour palate. Not sure if I like it but I don’t really hate it either. I’d...

Sealed and Polished Concrete Floors, How much?

I managed to get exposed and stained concrete floors in my loft from the developer in Denver and I love it (was bought new from the developer). The floors were supposed to be covered in solid (not engineered) oak hardwood floors and the builder asked me what kind of flooring or finish I wanted...

    Toronto Toronto | Garrison Point | 118.56m | 35s | Cityzen | Hariri Pontarini

it had to do mostly with column spacing to coordinate with their aisle and department spacing (not easy when there are two condo towers sitting above with their own structural requirements), and areas for signage on the exterior of the building which affected what was glazed and what was solid...

    Polished Concrete Floors / Epoxy

I had exposed concrete floors in my loft in Denver and I love it and miss it! I bought from the developer brand new which was already built and the flooring hasn’t been installed yet. They wanted to know what kind of flooring I wanted. I said not to put in any flooring and I will do it myself...

I wouldn’t mind some of the ground floor units facing the park. You will have unobstructed city views, there’s no public walkways directly in front of your unit and the park is like an extension of your front yard (a dream if you have a dog), though here these units only have a small porch as...

    Toronto The Cats Parkette | ?m | ?s | RioCan | CCxA

I’m a little confused. I thought Claude Cormier already designed a cat park on nearby Draper Street which runs east-west between Draper Street and The Well. I thought this park was part of KING Toronto as it forms a pedestrian thoroughfare from the south arch passage/opening of the courtyard to...

    Toronto Toronto | 914 Bathurst | 43.92m | 12s | Stafford | Turner Fleischer

I agree, having TH units right on Bathurst Street is not ideal. It’s in close proximity to Bloor and the subway station so it would make sense to have retail along Bathurst to improve the pedestrian realm.

Funny, this panel is on the 2nd floor, not much distance to hoist up and it got damaged, but it was one of the first inset precast panels installed so it’s probably the result of the worker’s learning curve. I prefer the look of the darker panel.

Still curious about this lone dark precast panel. Will the other panels be stained the same colour? The subtle contrast will look much nicer throughout the building especially against the dark bronze windows. Don’t know why they were not stained before installation.

I can’t wait to see the north and east mountains (along King) go up. I’m curious on how the courtyard would feel spacially.
