    Calgary real estate market

we all know that Edmonton is a compromise ;) however I suspect many in Calgary are getting fed up and moving to Ed for some pricing relief.

I feel the city has changed so much since I left in 2017... it is just amazing how much progress has been made.

I almost purchased a presale in here back in 2018ish, it didn't work out so its a bittersweet seeing it finish up now. Had a friend that compounded about 20% on his presale. :)

    Calgary real estate market

For what its worth the market has started grinding higher here in the Greater Vancouver area. Activity is starting to pick up as well after bottoming out in fall. This is starting to look like the best buying opportunities are now gone (although the quality of stuff on market is pretty bad) for...

They will grow fairly quickly with that much capital behind them, the family owns sandman inns and moxies etc.

what shocks me is that it is almost designed to be horrible, i'd have to squeeze my architects pretty bad to get something that terrible. i'd prefer a typical vanilla failure of a podium over this regardless of 9th avenue.

fuggh that podium is just such a waste and has limited ability to be rehabed into anything good at a future date.

That isn't even legal in BC, I suspect that is part of the reason why presales are a larger risk in AB.

    Calgary real estate market

The only mistake those moving from BC to AB are making is selling in BC to buy in AB. Better off renting your BC place out and using the income to purchase in AB. Once your out its hard to get back in, which is what some people who are now looking to retire in BC from working career in AB are...

its still early days in convincing the market that Calgarians do actually want to live an urban car free lifestyle, give it some time. I think the U-district doing so well will only help Brentwood and Westbrook. I'd throw Lion's park in there with a station that could be so much better than it...

These investors are being sold on cashflow, hard to flow with 100% vacancy.

I'm based in the lower mainland so $2250 will get you a 1 bedroom on the verge of shit unit downtown these days. I wouldn't put too much stock in $2250 being based in reality in YYC moving forward

This place was pitching very generous rental guarantees, I believe the guarantee was $2250 on a 1 bed.

I'm no WestJet fans but this is a case of boourns to me.... I wanted to see more YYC Europe flights.

Calgary’s lack of innovative and diverse options led me to search elsewhere for the city life I wanted

I was meaning peoples tendancy to speak out of both sides of their mouth adding to the clique feelings out here. It reminds me of when I lived in Anaheim. Calgary had that mid west straight forward. California's are know for their use of "yeah-naw" and Vancouver reminds me of that.
