    I hear you - but their argument is purely subjective "adequately limit" shadows on on-protected parks, and "fit with context" of "neighborhoods" which should not be prioritized in this specific context. I cannot help but feel that this is just a knee-jerk reaction - maybe I'm just overreacting.

    It is 30 storeys in a neighborhood with like 80 storey buildings. This is why developers just submit with like 50 storeys and go straight to LPAT - because why bother trying? I swear planning is their own worst enemy.

    It's hard to tell in the photo - but the colonnade is substantially widened in this new development, so the "private" sidewalk is actually expanded by a few feet under the tower. Interestingly enough, the actual public sidewalk was narrowed by the City, itself, when they widened Avenue Road!

    It's actually pretty tiny when you look at in this context. I still think the City is going to ask them to chop it down a few storeys; which is unfortunate because it will make it look stumpy instead of tall and lean, which is one of the advantages of the faux-flatiron shape.

I like elements of this: I like the fins to match the datums of the buildings (wood or bronze), the park, and the sidewalks, and there is an opportunity to add some color or stone/porcelain to the cladding.     Materials are up and actually include renderings. I am pleasantly surprised. There is a park and 6 meter sidewalks and it is a curved along church. Looks like maybe they are closing Collier for pedestrian use? Edit: Looks like Collier is not closed. Just changed to brick.

    I also hope they put a park on that sharp corner. Time will tell. Spent a lot of time at King Palace restaurant and stared at that island. I am not optimistic though; small site and I would think they would go property line to property line

    Flat iron here we come! The existing buildings are awful. Not sure what the history of 717 is, but I guarantee it did not have corrogated aluminum or that third floor.

    Ayah --- you need to see this monstrosity in person. It isn't rich bronze - that's an instagram filter - it's flat brown powder-coated paint like a UPS uniform. The "gold" above is a bit better, but it is paint, not a nice anodized mullion and it does not read as gold - it reads as yellow.

    This is the ugliest project, I think, in the City. The renderings look nothing like the final product, and I cannot imagine the condo board will not be full-on lawsuit as soon as it's registered. Full glazing at-grade (not 50% spandrel), bronze (not backpainted brown), gold, not brass window...
