    And now ... Maclean's Rankings

I'm not really sure what this summary is trying to convey. Is it trying to provide info on best bang for the buck, cuz it isn't a list of the nicest neighbourhoods? FWIW, where I currently live (and plan to live for the next 20 years), E06 Birchcliff-Cliffside, is ranked 79th in Toronto...

    Baby, we got a bubble!?

Yeah the market downtown is very different than the inner burbs, or from central Toronto for that matter.

    Baby, we got a bubble!?

Many of these teardowns in these areas keep the foundation and basement for tax reasons. Thus, the basement size is often the same, or at most gets an extension. In this case it was a renovation. The foundation remained intact and the basement was heavily renovated, while the main floor was...

    Baby, we got a bubble!?

Nope, not really a consideration here. None of the bungalow lots have been split, even though a lot of those bungalows have been torn down. They just build a two-storey in its place on the same land. This includes developers who bought the properties as teardowns. BTW, the buyers of the $2.25...

    Baby, we got a bubble!?

I mentioned this in the North York vs. Scarborough thread, but it is appropriate here too. This Scarborough house went for $550000 over asking. Asking price for this bungalow was $1.7 million; I was shocked to hear that it sold for $2.25 million. Sure, it is a beautifully renovated bungalow on a...

So why is North York so Expensive? And Scarborough so cheap?

One house overlooking the water less than a decade ago was sold for a high 6-digit $ price, and then was heavily renovated. However, the new owners didn't build a McMansion. They built a ranch style bungalow on I believe the same foundation, and it looked quite nice and tasteful. So, not huge...

    Baby, we got a bubble!?

Pretty much all of them are locals as far as I can tell. Or at least families that actually live there. However, my neighbourhood is different from say Willowdale. The schools in my immediate neighbourhood are decent (top 1/3rd and often better depending on year), but the latest high dollar...

    Baby, we got a bubble!?

I posted this in the North York vs. Scarborough thread, but I thought it might be pertinent here too. In my area, and all along the Scarborough Bluffs, old tiny bungalows on large lots are being torn down. These homes go for under $1 million, despite being lakefront property because...

So why is North York so Expensive? And Scarborough so cheap?

It should be noted that this inflates price increase stats. The sub $1 million lakefront bungalows along the Bluffs are being torn down and then big two-storey homes are built in their place, a half dozen in the last few years just on one street in Scarborough near my place. The latest ones are...

What's the latest move in date? Their site doesn't give a date, or at least, I can't find it. It does say it's sold out though.

Does Toronto's multiculturalism really contrast with the "melting pot" of American cities?

Dunno about melting pot vs mosaic, but a lot of the larger US cities have much more ghettoization, with many of those ghettos exuding an unpleasant feeling of unsafeness. Toronto overall just seems more safe in general, which means it's easier to enjoy our cross-cultural differences.

    Baby, we got a bubble!?

As of February, 2017, the Teranet House Price Index is 222.46, which means house pricing has doubled in less than a decade. This has special meaning to me, since I bought when it was 111.61, in August of 2007. The current index is 1.99X the August 2007 index. Wow. And with those crazy y-o-y...

Once Canada’s gateway to Toronto, Kingston Rd. and its motel strip are changing Coming along Kingston Rd. toward Brimley, you can momentarily think you’ve stumbled into a throwback resort town. The signs for the motels beckon from the side of the road, their lights, lettering and angled...

Toronto Toronto | Haven On The Bluffs Condos | 38.71m | 10s | VHL Developments | Master Building

Where are those 4 projects? The north side of Kingston is bad after where Danforth merges. But the main problem is securing real estate for condo projects, because many of the stores are individually owned. In order to get a decent sized property for a condo, it would take buying up multiple...

    Baby, we got a bubble!?

Happy New Year! We are now in calendar year 9 of this thread (2009-2017), and the bubble has not yet burst. Remarkable. At this point, if the Teranet Index is any indication, the market would have to lose 48% of its value for my house to go back to what I paid for it in 2007, since the index...

How do I log out? I can't seem to find the option on the page. Maybe I'm blind or something. This was in Chrome, so I logged in again with Firefox and again I can't find where to log out. Also, I would like to change my password, but I can't find the page. EDIT: I see that it's in the Quick...

Yeah, I came here to post that the crane is up. I saw it a couple of days ago. All I can say is I really hope this project on the south side of Kingston Road kickstarts development on the north side too. Because the north side is pretty damn harsh. The hard part of getting the north side...
