It has more to do with how long it takes to repatriate equity and profit. In condo projects there is a defined exit based on the velocity of sales. In and out. Rentals provide a return over a longer term horizon. Capital is tied up for longer.
Looks good. I am wondering when the tenants will be up and running?
Any word on the food and beverage hall opening on the second floor? Sucks they aren't open during the Oilers epic playoff run.
Not surprising when a bank is occupying the majority of the office tower. They will want the best frontage for their retail branch. You see it in most cities - yes even the Centre of the Universe.
Summer, try fall and spring. My condo which faces west and is above the tree line can get spicy at temps around 15C and sunny. I made good use of shades to keep the temperature down w/o having to fire up the AC.
Good to see some progress here. I hope they can deliver on the retail. Not the easiest location and somewhat risky given the number of vacant spaces in close proximity.
Sort of. Problem is that grocery stores require a lot of trenches for drains, refrigeration lines, mechanical lines, etc. Saved on structural and concrete yes.
There was a looooooot of issues with the previous developer of these lands. Shivam Park wasn't all intended for auto dealerships either. Retail was always planned for the lands adjacent to Baseline and Broadmoor.
Not sure what else people were expecting given the location/context of the site.
