The design is abysmal and lacks creativity to an unparalleled degree. The future of this intersection is soul-sucking especially with E2 coming online.

Yonge Street as a whole is a write off until it is reconstructed as part of the Yonge TOmorrow study. Tender & Construction is slated for 2023-2025 but that may be the first phase. Basically, we have to wait another 10 years before expecting a better streetscape in this part of town.

It's crazy how late Toronto is regarding inclusionary zoning. Where has council been during the affordability crunch in the past 10 year boom? On that note, Vancouver has had IZ since the late 80s but whatever the effect of it was couldn't reign in the property bubble

"In our opinion, the policy doesn't matter." Did i paraphrase correctly?

loving the way the light reflects off the balcony ridges. Adds dimension and makes the design much more dynamic.

the podium is a hot mess. Not to mention incredibly out of place given how the other side of Yonge Street looks like.

Correct me if i'm wrong but that may be because the bricks on the higher portions are precast panels, while the ones below are individually laid (as seen in previous photos). I think the intent was for them to match but this is as close as they were able to get it.

i feel like this one is flying up. Steel structures really do speed things up.

In terms of materials, i think they did a good job overall. I like the brick, pavers, precast, terra cotta and ceramic (?, being used on the arched building). The glass is great on the residential point towers, okay on the office building but the window wall-spandrel mix on the low rises is a...

    Toronto Toronto | The One | 308.6m | 85s | Tridel | Foster + Partners

The cladding screams Norman Foster to me.. which makes sense because it's Foster+Partners.

It's not even halfway there and i'm already lamenting the fact its south face will be blocked by that hideous condo development on Pearl Street

    Toronto Toronto | 241 Richmond West | 132.5m | 41s | Tridel | a—A

Yeah, given the building boom we've experienced, it's not crazy to expect more from a proposal in 2021 (almost 2022). Though the final product is acceptable, it is uninspired and basically looks like they took the Tea house condo buildings on Yonge and merged them into one.

    Toronto Toronto | 1075 Bay | 210.25m | 59s | Canderel | Hariri Pontarini

This looks like the lovechild of Garrison Point and 1 Eglinton East (which was also designed by HP). I don't have any qualms with this proposal. Is it my favourite? No. But it is simple, has some interesting angles and is a couple of steps above your typical box with jazzed up balconies slapped...

I didn't expect this development to be attempting luxury by any means but man those kitchens are cheap! Though probably granite, the countertops look like formica to me 🤢 not to mention the white stove

Toronto Toronto | Scotiabank North Tower at Bay Adelaide Centre | 140.2m | 32s | Brookfield | KPMB

I for one miss seeing the layers of buildings and find the warm tones and detailing of the HBC building to be a nice contrast to the glass towers. On the plus side the simpsons reclad and CF sign have been blocked from view. For comparison purposes (Source: @bilked)

    Toronto Toronto | Rush Condos | 44.96m | 15s | Alterra | BDP Quadrangle

I could've done without the top half of the building as it provides a better transition to the queen st low-rise character but hopefully the cladding doesn't fumble the ball.

Productive debate goes out the window when the above example gets an "Ew" whereas comments calling out monstrosities (see Nobu thread specifically) are urged to be gracious....

    Toronto Toronto | Sugar Wharf Condominiums (Phase 2) | 283.6m | 85s | Menkes | a—A

I wasn't saying that the project will change to appease our opinions. I was referring to how Phase 1 showed for the longest time general massings with limited details about the balcony treatment. Only closer to construction did they start to release renderings outlining the architectural...

    Toronto Toronto | Sugar Wharf Condominiums (Phase 2) | 283.6m | 85s | Menkes | a—A

This second phase is really bleak and is not promising at all. I can't imagine quality materials will help the relentless monotonous facades but I hope the balcony treatment will be refined closer to construction. These are too generic to be on the waterfront, and look downright silly next to...

Mouthwatering cladding. Nice to see Westbank putting their money where their mouth is with regards to their commitment to beauty. I'm interested in seeing the residential portion treatment as i believe thinner fins will be used there. Should provide some nice variety of textures.
