Cue the "it doesn't matter / nobody is going to see this / why don't you pay for it out of pocket yourself?" crowd.... Completely unforgiveable that this faces the City's Main square
Living on this block must have been a nightmare the past couple of years. Between this one, Nobu, 357 King, King Blue, Maverick and Bisha, it's crazy how many new people are planned for this small area of the city.
Loving the trend toward a warmer material palette and more solidity (as opposed to emphasis on glass). I really like the divergence from the 2 tower attached by 1 podium typology and the plaza / mews on Yonge Street that lead to the parkette behind. Given this and a couple of other proposed...
At the very least it's much better than Daniels Waterfront. Not only will there be enough contrast between the balcony railings but the overall material quality will help elevate the outcome. I'm hoping our hesitation is resolved the way it was for Harbour Plaza when it all came together in the end.
I'm getting the sense that retailers that didn't hop onto securing spaces in this development will sorely be regretting it. A lot of people i know who live in Downtown West dread going to the Eaton Centre to do some shopping. The Well here offers larger commercial/retail floorspace than Queen...
I remember the early renders indicated a Zara in the corner retail space, which would be consistent with Lifetime's inclination for higher profile / more commercial tenants. Of course, it could've been a random placeholder but typically it's supposed to entice potential similar businesses.
No one will ever take much notice to it? There are hundreds of people occupying the units across the alley with a full view of this choice. In addition to the density of the area that will generate pedestrian volumes, you can be sure that crowds of people will see this on the regular when...
While not without flaws, i don't see the "ridiculousness" of this built form, especially when trying to achieve higher densities while integrating with the existing neighbouring context. The stepbacks allow for more sunlight at street level and provide ample outdoor space for residents...
At the risk of beating a dead horse... most of the buildings facing this laneway don't treat it like an afterthought (see 50 John Street at the end of the view above and 250-270 wellington st). Not sure why this building needs to get a pass, especially if it's pegging itself as high end. People...
The fact that the cladding on here is looking this good while what has been observed so far at Nobu is so bad is concerning. I'll wait for the laneway treatment here before casting full judgement but clearly a project doesn't have to be "luxury" for us to expect some minimum standard of design /...
The type of window opening (outward flaps) add some nice animation to the facades. This is really shaping up to be a pleasant surprise given how little was shared in terms of renders / plans and its proximity to sour product Daniels Waterfront... hopefully the public realm pushes it further and...
