According to Councillor Mike Colle's newsletter, "On March 31st, City Council approved a settlement on the redevelopment of 500 Duplex Ave avoiding a hearing at the Ontario Land Tribunal." Don't know the details.

Is that definitive? Seems like a pretty impactful change to a major arterial. Does this not have to be approved by council? How can the developer just make the assumption that they will get the lane closure in their application?

Hmmmmm....you sound like you know of which you speak, but I see zero windows on the west wall of 210 in the application that was approved at LPAT. The site plan app has a ton of them?

For those that think this will get approved as per the application, I doubt it. I believe they will have to show better transitioning to the adjacent low rise residential. I'm not suggesting they won't get the desired height, but the city and impacted neighbours will negotiate better transitions.

Or developer could be trying to pull a fast one. Precedent is Tribute at 210 Bloor. Just added windows at site plan approval.

Interesting to see windows on the south exposure. Used to be a blank wall, presumably to allow further development to the south at the TD Bank property. Surprised by this change.

Sign of the times, but I agree with those that think this this lacks architectural merit.

    Toronto Toronto | 110 Avenue Road | 50.25m | 13s | Sierra | Richard Wengle

The side by side comparison above is a bit different from what you said. In any event, it's interesting to note that the building basically stays the same size, the unit count actually increases, but a number of the one bedroom suites are being replaced with 2 bedroom suites and a few 3 bedroom...

Any word on whether council agreed to settlement offer? Also info on OLT case conference from July 29?

    Toronto Toronto | 34 Montgomery | 89.81m | 27s | First Capital | RAW Design

Interesting how the renderings show a park with numerous young deciduous trees across Montgomery on the south side. Don't think there's a land assembly occurring on the south side to establish a park?

    Apple Store

100 Bloor West is available. Definitely a signature property and no doubt has been explored by Apple. The One was offering 9,000sq. ft. on main floor and 6,000 sq. ft. on 2nd. 100 Bloor has 8,172 sq. ft. on main and 8,582 on 2nd. Not a perfect fit, but pretty close. Anyway, Apple does have...

    Zoning Reform Ideas

Just go with (2.2) "allow any type of residential housing up to four units and four storeys on a single residential lot, subject to the provincial urban design guidance proposed in recommendation [X]". Not sure about Northern Light's concern about it passing or not? Who has to pass it? If the...

    Baby, we got a bubble!?

If one looks at the 3D moedelling of the proposed and under construction devlopment of condominiums (not to mention the sprawl occuring in communities east, west and north of the GTA), the supply of housing will grow at a blistering rate. In fact, if even half the stuff on the drawing boards...

Hi Steve. Love the 3D models. Just an FYI. I noticed you still show 64 Prince Arthur as "proposed". That development was turned down at LPAT (OLT), so as of now there is no proposal for that site. Best.

    Toronto Toronto | 1 St Clair West | 165.63m | 49s | Slate | Gensler

Agreed, but 1406 isn't the same developer. Slate is shadowing its own high end "signature" development. I'd be surpised if they've sold out One Deslile already.

Yikes. The folks who have paid millions for their high end condos facing south at One Deslile (also a Slate development) won't be too happy with this curtain wall.

    Toronto Toronto | 2010 Yonge | 60.33m | 14s | Sud Group | Graziani + Corazza

So they secured the property to the north where St Louis BBQ is currently located. Looks like a decent proposal for the site.

Sounds like a lot a lot of units for that site.
