Wow. I guess this is the first shoe to drop. If this goes through (based on OPA 405), it will certainly change the landscape. 5 residential homes turning into a tower with an 8 storey podium. Even the podium will dwarf the buildings nearby.

    Toronto Toronto | 1837 Bayview Avenue | 90.7m | 25s | Gupta | Arcadis

Design is fine, but the height is pure bait & switch tactic. Gupta & their planner know this height will never get approved for this site, so they submitted an application for a tall building with the intention of showing good faith and later offering to settle for half the height. Even at...

    Toronto Toronto | Sugar Wharf Condominiums (Phase 1) | 231m | 70s | Menkes | a—A

Without getting bogged down or taking sides, I just thought I'd point out that developers do in fact look at this site. Development managers certainly review comments about their projects and even owners and senior folks look over this stuff. Can't comment on how much they care.

Thanks for pointing that out. Much of this site comments on the asthetics of proposed buildings, so I gave my 2 cents. Not a fan of Khrushchevian style architecture. As for creative, I thought Alphabet's Quayside was creative; Silodam, not so much.

Well, as the saying goes, beauty is in the eye of the beholder. Certainly not to my liking. However, might go well with the old silos, if they decide to keep them.

    Bedford Park/Lawrence Park North

Will increased density along the Yonge corridor from Lawrence north destroy the character of the neighbourhood? Here's the dilemma. Yonge Street north of Lawrence is currently dominated by low rise (2 to 4 storey) buildings with small retail shops at street level. Most of the shops are...

    Toronto Toronto | 1196 Yonge | 114m | 32s | Woodcliffe | KPMB

I believe they will incorporate the "heritage" buildings (even though they may not be so designated), as it would certainly add to any development. Just don't see a developer buying this site without acknowledging they have something special to work with. 14 storeys strikes me as pretty...

    Toronto Toronto | 1910 Yonge | 177.49m | 53s | Davpart | Graziani + Corazza

Amazing the trend in seeking density. Looks like Yonge & Davisville is trying to become the new Yonge & Egg. This proposal at N/W corner is seeking higher density than the N/W corner of Yonge & Egg. They should at least have tried to step back the podium to allow more sidewalk/pops/outdoor...

    Toronto Toronto | 2010 Yonge | 60.33m | 14s | Sud Group | Graziani + Corazza

Anyone know how long does it typically takes for the applicant's supporting documents to be available on the city's development application website?

    Toronto Toronto | Leaside Common | 29.98m | 9s | Gairloch | BDP Quadrangle

Yes, certainly Tim, but this buidling is unusally wide (103M). If your home was located on Mann, close to the the center of this proposed building, I think you would have a legitimate beef. I also believe the depth of the lots on Forrest Hill Rd are deeper than Mann, giving additional setback...

    Toronto Toronto | Leaside Common | 29.98m | 9s | Gairloch | BDP Quadrangle

I agree that assembling additional land along Mann would be complex and expensive for the developer, but I think that is exactly what they should have done. They stand to make millions on this development, so it makes sense that they should work with their neighbours who they are impacting...

    Toronto Toronto | Leaside Common | 29.98m | 9s | Gairloch | BDP Quadrangle

I don't think anyone should have major issues with the integration along Bayview. It makes much more sense than what currently exists from a efficiency/planning standpoint. I do, however, believe the community's concerns are completely legit. If I owned a house on Mann, backing onto this...
