If someone gets the chance, can they post pictures of the front? I mean the back is fine facing the rail, but I want to see those balconies! lol.

    Toronto Toronto | RioCan Golden Mile (Phase 1) | 160.55m | 47s | RioCan | Kirkor

Completely agree, and would not credit the design to them at all. Just speaking to the detailing of the drawings they would have had to complete as AOR, which gives me hope that if riocan does go forward with the design that it would be "possible", lol. but we'll see.

    Toronto Toronto | KING Toronto | 57.6m | 16s | Westbank | Bjarke Ingels Group

really liking how the glass blocks are coming together, but they really need the corner finishing pieces like in the mockup. Assuming that has to be all post applied which is going to be a long process

I think with anything its client budget. If Aqualuna is an indication of what Kirkor is capable of, its arguably one of the best detailed and executed projects in the city.

    Toronto Toronto | Westerly Condos | 87.9m | 27s | Tridel | Kirkor

This project is looking really good. Excited to see more of the cladding get put up.

    Toronto Toronto | ANX | 48.07m | 13s | Freed | Teeple Architects

I think you'll have to tell yourself that for every project then if you're expecting curtain wall on your condo! That being said, I do think they did a good job here on their window selection. I don't see the loss of the curtainwall to be large overall loss from an overall aesthetic point...

    Toronto Toronto | ANX | 48.07m | 13s | Freed | Teeple Architects

Almost all developers/architects show their renderings in curtain wall, and 99% of the time it's almost always window wall. Which is why a lot of projects look so different once constructed. To be fair, the renderings are usually taken from preliminary drawings so there's not a lot of detail...

    Toronto Toronto | 8 Wellesley | Residences at Yonge | 182.15m | 55s | CentreCourt | Arcadis

Really like how this is coming along, and appreciate that balconies dont need to be everywhere! The slope on yonge and the overhang on Wellesley are pretty successful IMO.

    Toronto Toronto | 110 Eglinton East | 236.55m | 58s | Madison Group | Rafael Viñoly

Can you link to a staff report that is supporting the application and the proposal cause all i've seen is the applicant's planning report.

    Toronto Toronto | 110 Eglinton East | 236.55m | 58s | Madison Group | Rafael Viñoly

Just because they had the workshops for the city doesnt mean that the city agreed to it. I have a hard time believing that the city agreed to building with no stepbacks with floor plates of over 1000m2 up to 31 & 38 storey's, and then Madison agreed to floorplates of only 500m2 for the...

    Toronto Toronto | 110 Eglinton East | 236.55m | 58s | Madison Group | Rafael Viñoly

I'd be very surprised if Planning was involved in crafting this - there is so much against the tall buildings guidelines in this proposal that the pencil pushers would not be able to look beyond. Problem with the city is if it doesn't conform, it cant be supported, which is why everything looks...
  12. bro-arch

    Toronto Toronto | 1414 Bayview | 30.85m | 8s | Gairloch | a—A

drove by this morning, and it looks even better in person. The thin brick with extended fin installation looks really good. So nice when every building isn't required to have balconies.

    Toronto Toronto | ANX | 48.07m | 13s | Freed | Teeple Architects

This is turning out better than expected imo. The renders gave way to much room for the building to be badly executed, but so far this is very exciting, and it feels like it's going to turn out better than the renders. #fingerscrossed

    Toronto Toronto | 350 Bloor East | 209.07m | 63s | Osmington Gerofsky | Hariri Pontarini

With office space becoming more obsolete, I think this is a good change to get more affordable units in across the city, and seeing this start as the precedent. 16 may not seem like much, but there are a number of projects that I'm going to guess are stalled in the meat grinder because the...
  15. bro-arch

    Toronto Toronto | 1099 Broadview Avenue | 50.66m | 13s | Equiton | BDP Quadrangle

Hope this was a "just need to get something in" as they were working through a new design.
  16. bro-arch

    Toronto Toronto | Ellie Condos | 105.76m | 31s | G Group | Kirkor

I dunno, besides the random angle on the office portion, i think this building has turned out pretty good. I like the wavy precast portion on the base and the large precast piece in the rear looks really good in real life. I may change my mind once the vertical pieces come in at the base, but...

    Toronto Toronto | 1117 Queen West | 102.4m | 29s | Queen Street Post Inc | Giannone Petricone

Yup. One of the tell tale signs is when there are random back and forth windows all the way up a facade. If it ends up looking anything like this it will have to be rationalized, or we are getting a sea of spandrel.
  18. bro-arch

    Toronto Toronto | 101 Spadina Avenue | 133.95m | 39s | Devron Developments | AUDAX

I really hope they keep the depth of the precast details on this one. If they don't, it is going to become super flat, and the nuance of depth and details are going to become lost. I am not hopeful though, because the precast and brick goes all the way up, which unless its selling at luxury...
  19. bro-arch

    Toronto Toronto | The Jasper | 23.25m | 7s | 211 Gerrard East Inc | COMN Architects

Love the proportions on this, and smart detailing around the windows to deal with terrace drops/soffits. Super clean proposal.

Anyone have any update pictures? Curious to see how its coming along, especially those big courtyards.
