Pandemic is an allowable “unavoidable delay” as per Tarion, but of course it is not in the builders interest at all to delay as it just increases their carrying costs..... the builder is definitely motivated to get these units occupied.

City of Toronto website indicates water main problems are common and usually resolved in a few days to a week. Since it’s been a known issue since mid January, we are 2 months in, and no status update of when it will be resolved. Any clarity or insight on why it’s taking longer than usual...

So, if top floors are scheduled to move in on March 13, that's probably close to the last of the bunch. Once delay issue's are resolved, they can't just have everyone take occupancy the same day..... so.... could be a ways out

Yes, but statistically, if the lights are on, they are probably working on that unit versus working on units with lights off ;)

Thanks for all of the advice. So, we probably noted about 30 to 40 issues. Some of the more serious things noted included: misaligned cupboards, scratches and dents on 3 different appliances, uneven/damaged tile on backsplash, door not aligned properly causing damage on door corner and trim...

They took the facade apart brick by brick as I understand it and put it back together..... It just doesn't look the same anymore though. That being said, this is one of my favorite projects in the area. It's going to bring a lot of retail value to Fort York and further densify the whole...

This project was slow to take off. I remember emails in my inbox "Move in in 2017"...... No way. Slow to break ground. Otherwise, the project is fine, conceptually at least....

You are right. I think he can manage the capital gains with some finagling anyway. Will recommend talking to a real estate / tax lawyer for advice.
