I see what you mean but I also think an important identity for the OSC is that it is next to a ravine and that informs a lot of its nature and outdoor programming, I'm just not sure you can get the same thing out of a downtown location, though I do think a new museum here would be wonderful.

considering densities specifically along king st I think there's definitely an appetite for more commercial there. if nothing else, it would also serve to activate the area at least.

I disagree with the notion that verricle retail wouldn't work here because of online shopping, maybe not to the same extent but I do think it's valuable to explore. But I do fully agree that more "experience" type retail would be good, even cinemas, gyms, food courts, arcades, karaoke, bowling...

I hope the courtyard ends up getting a good commercial selection to make it a good public space, it looks quite nice. I'm a bit worried if the resubmission reducing commercial by a third will affect that.

yes unfortunately :( the expansion is beautiful but it is really unfortunate that the mural is gone and some fairly interesting, grounded and colourful commercial is also being replaced by a parking entrance on the streetscape too. It's nice that the st clair streetscape had some of that but...
