Is it just me, or retail picking back up in this stretch (I'm mainly referring to WQW) more of the vacant restaurants/stores seem to be getting new leases. It's not like the hay day ~10+ years ago but curious if others see the same ? I think the east part closer to the core is still struggling...

@AlvinofDiaspar @Northern Light - Excelenent points both ! I do appreciate the fact if these were to be rebuilt as market rate condos (even with a larger portion of subsided housing) unless something else was at play there is no way the 3-bedroom townhomes would be replaced - or better put...

Not directly about the park but wanted to get folks thoughts on this - what would people think to a full scale demolition ion of all the housing south of the park for a rebuild with increased density ? Particularly the low density townhomes ? I think at the time this was built it made sense...

It's a new AAA (I suspect) office building, I suspect in time it'll attract tenants from nearby older buildings. It also has ~60K SF floor plans which is nearly unheard of. I wonder if they could get some institutional use (e.g. schools).

Has the park design been finalized here btw ?

Right and office traffic is really key as well - so that's going to play a role. Office in this context can be anything (e.g. schools, ...) - something to generate day time traffic - often residents aren't necessarily working nearby so that doesn't help.
