    Design is a bit of a thud for sure. Location location, location - unbelievable they can get $2000+ sq. ft. on such small units. If we just let the existing market framework play out, it will not provide any affordable housing (where the main met demand is, not met by endless new market units)...

    Never mind parking, the new renderings indicate terrible design decline over previous. Arcadie is simply using IBI as a cash cow. IBI on its own was beginning to design some interesting buildings. These two are dreck on the skyline.

    2 Bloor W should help at pedestrian level. I agree re 2 Bloor East HBC site - totally redo it!!! Does anyone know if Union Square dev has been mothballed along with other new office dev - It seemed to me the best new office tower addition to downtown (after TD at Front Street).

    I think most architects would recognize a well designed building, whatever the (dis)agreement about this or that detail. . Balconies can be one or more stacks of attention-drawing protusions, or blend in with the overall design.

    I've long tried to promote the idea that buildings whose relative size makes them stand out in the community/city skyline should have to meet much higher design standards via the Design Advisory Committee or whatever, since so many residents have to view them everyday and they make up a sense...
