    It's an adult high school, so lots of the students drive, as do the teachers. The auditorium is used for quite a bit of stuff, including graduations. You'd probably need to include underground parking if that area was redeveloped.

    Not unwalkable, just less walkable. There are more people living and particularly more people working downtown than there are in those other nodes. I'd also say Dow's Lake is pretty far from Bayview on foot.

    I agree. Lebreton also has the advantage of being walkable from downtown. Bayview is far enough away that people won't do it, so you lose that huge benefit of the new site.
