    I don’t remember this article, but I can’t count how many times over the past 20 years I’ve heard someone say Calgary will be the next Detroit. Lol Anyone with an ounce of brain power knew it wouldn’t and still won’t.

    There are two main reasons I like this design, one is that it has curves, and will stand out in an area where everything is boxy. The other is the wood exterior, which will stand out against all the gray cement in the area.

    Dude you said this before and it’s a pointless take. You can come up with a million “if onlys” but in the end it doesn’t change anything, it only makes people look envious. It sucks that Edmonton isn’t close to the Rockies or to Banff, but you need to get over it.

    I don't know of any area in the city that has seen as much dramatic change as U/D. Bridgeland is up there, but not at this level in this period of time.

    But wouldn’t widespread permissive zoning eventually make all those properties currently allowing high density, cheaper in the end? And wouldn’t that make them cheaper to develop? I’m going with the theory that currently you have a large part of city zoned for either SFH or the high density...

    I agree 100% the city needs to look into ways to develop those underutilized areas, but having higher zoning only for specific areas is what got us into this problem in the first place. We’ve seen so many land speculators here in Calgary buy lots in developable areas only to sit on the land...

    Having the DIC in EV will always be a hindrance to EV’s growth, but there’s still a chance for EV to grow. The growth won’t be though condo development of owner occupied units though, but instead through purpose built rental annd affordable housing projects.
