Am I reading this correctly? It sounds like there's a good chance the T3 phase two might not proceed and they're likely exploring housing for the C1 site?

There's affordable rental in this building? Do you have more details? Which floors?

It was the reason why they selected the East site for the first phase of T3 (heard from a source at Hines).

If they did this, they'd have an even harder time renting out T3 as the west lot has zero water views.

Totally, I just hope they take this seriously as it's been an on and off again issue for over a year.

I agree. There’s almost no chance the builder cancels this one, and an even smaller chance that investors in this project see a return unless they’ve got the capital to sit on it for years after it completes. Price per square foot has taken the biggest hit since the 90s and a condo sitting...

The builder can cancel the contract when they want and ask for more $$$. It's not common, but in this climate, it could be a possibility if the project isn't pulling in a profit because of inflation, etc. However, I can't see this happening unless the market also turns around and there's demand...

When a developer doesn't say, "we are sold out", it means they are not sold out... It's only an advantage to them to advertise this. The fact that they're being very hush hush gives me pause on what's in store for purchasers.

Feels like the developer’s just sitting on those unsold units, waiting for the market to bounce back. No one’s buying pre-con right now, so why would they sell? And if things do turn around, you can bet they’ll hit current buyers up for more money. This project’s been dragging forever. I don’t...

Lol, if you think LEDs make a difference, the bar’s pretty low. I’ve seen this thing up close without the iPhone zoom. Still a mess. Not everyone’s wired to spot good design, fair enough (working in the creative industry, I get that). But this sign? It’s average at best. And average doesn’t...

I expected more for a building like this. It's these details that takes a "legendary" build to a "great" built. They didn't need a revamped design system to do better. Disappointing. I bet you won't see this at King Toronto.

Looks even worse from a distance. Taken just on the other side of the construction parameter.

215 Lake Shore East (Greenland) - Real Estate -

Exactly. A lot of people think real estate is a guaranteed money-maker. But it’s really not. It’s an investment (or more importantly, a place to live, a home). Just like the stock market, sometimes it pays off, other times not so much. But it should always be seem as a long-term investment vs...

It’s right there in the contract. If you signed it without reading or getting proper legal advice, that’s on you. I’m always shocked when buyers complain it’s unfair when they’re the ones who agreed to the terms in the first place. If you don't like the terms, don't drop your lifesavings into...

And that sign is UGLY. Leave it to Toronto to ruining of the few nice buildings we have. It's a shame the developer didn't have more restrictions for the signage strategy. It's honestly the worse thing I've seen in awhile.

    Toronto Toronto | The HUB | 258.46m | 59s | Oxford Properties | Rogers Stirk Harbour

Totally agree it's a great sign. But I think we're still a few years out from this getting the green light. Especially with a recession looming and the big orange chaos machine just gearing up just south of us. If I had to bet, I don't think we’ll see serious movement until after the 2028 US...
  17. TheSix

215 Lake Shore East (Greenland) - Real Estate -

No and no. The developer can change the contract at any time. Add in a looming recession and condo prices tanking, and this project feels risky. And let’s be real. This won’t be a money-maker anytime soon. If anything, once built, buyers should expect to sit on it without seeing a return for a...
