They should be able to present a credible business plan outlining this, right? The problem is that we're all just speculating because of the opaqueness of selling (let's be real, a 99-year lease is tantamount to selling) prime public land. I see that the there could be a credible argument for...

Not all public land is always publicly accessible, correct. You're missing some of the obvious objections to transferring prime public land.

Ontario is ponying up $400M a sweetheart lease of absolutely prime real estate in a massive growing city. It boggles my mind that some people think that this is the best we can get for that. Or even an adequate return on that investment. Either people lack imagination or cynicism has worn their...

Toronto Toronto | AGO: Dani Reiss Modern and Contemporary Gallery | 48.35m | 6s | AGO | Diamond Schmitt

Adding to the AGO would be fantastic. It's a great museum and embiggening it would only be an improvement. Going to a big, imposingly impressive museums in other cities is such a great experience. Haven't been in a year or two but, when I went last, the MOCA hadn't really taken off in terms of...

    Toronto Toronto | 980 Lansdowne Avenue | 101.14m | 36s | Neudorfer | Gabriel Bodor

I was very skeptical when they started adding the spandrel but, as someone who walks by it every day, I have to say that I'm completely won over. There's something about the colour or finish that works quite well when you see it in person. No idea how it will age but I'm really enjoying it now...

How do you fix a sinkhole like that? They've patched over it a few times and it's come back.

How high is the park in relation to this building? That should help with this a bit, right?

Dairy Freeze is a very busy and popular spot during both the day and night. It's really great for that intersection that there's a well trafficked place there. This condo will definitely help but Dairy Freeze does a surprisingly good job of keeping it from being sketchy at times.

Knocked down the presentation centre. Don't know what that means.

Who is responsible for it looking this bad? Is it an issue with the design? Is this value engineering by the developers after the design is finished and accepted? I'm clearly naive on the topic but can't really wrap my head around on how people saw these mismatched bricks with big gaps between...

Not sure why they put up that barrier at the parking lot but at least they're not kicking people out of the parking lot anymore

Ana spoke great -- especially her discussion on the 'character of the neighbourhood.' It's a great way to frame the YIMBY argument. She sort of (but not completely) answer Northern Light's second question. Overall, it would have been a lot nicer to get some meat and potato answers rather than...

    Zoning Reform Ideas

If there's actual demand in the area to fill up a 50 floor tower, then I think the detached home is the problem and not the other way around. I know it sucks for the family living there but it's also far better for the many more people who now get more affordable housing.

    Zoning Reform Ideas

You suggested upzoning the yellowbelt. I think that's quite different than a citywide move away from overzoning. Upzoning specific areas still being prescriptive about density rather than letting the markets create supply where people most want it. To be clear, my question wasn't meant to be...

    Zoning Reform Ideas

If we're really concerned about market unit prices, why not remove zoning restrictions in general (with some caveats around health, safety, the environment, and heritage)? Impose mandatory affordable housing requirements and let the market sort out the density? It really seems like we need a...

Speaking of bank robbers... Also, love the colour. Matching it to the railpath bridges could be an idea.

Very excited for the building but I must say that it feels quite harsh on Campbell Ave. Maybe it'll soften up a bit when the construction fences are gone but the space in front of Hale feels somewhat claustrophobic.

    Toronto Toronto | 700 University Avenue | 196.41m | 57s | KingSett Capital | KPMB

Is it commonly accepted that city planners prefer subway entrances/exits to be inside buildings to save on sidewalk space? As a subway user, I generally prefer entrances outside of buildings and they're easier to find. I would expect the restaurants and stores in the building to also not be...

    Toronto Toronto | Forma | 308m | 84s | Great Gulf | Gehry Partners

If this had been released in 2018 and the 2018 render was released now, I bet people would be just as critical this time around because of the expectation that each iteration will be a downgrade. It's obviously hard to tell what exactly the building will be like at this stage but I, for one, am...
