    Multiplexes

I don't think that there's any additional vote needed. I believe that the 4-unit discussion was just about whether to expand the existing existing province-wide 3-unit maximum to a 4-unit maximum

    Multiplexes

First time that I've ever seen this before since the new zoning rules were introduced. Apologies to mods if we aren't supposed to link to actual MLS listings Someone bought 319 Mortimer in East York. Rebuilt it as 3 units in the main building, plus a separate two-story garden/laneway suite...

    Zoning Reform Ideas

One important thing to note is that pretty much all of 'Old Calgary' already makes it extremely easy to build. The proposal is simply to expand it to the rest of the much more suburban city. So it's not that Calgary is losing its 'build, build, build' mentality, as it's still way easier to turn...

    Multiplexes

I think if those complicating rules to build more semis/townhouses have been sufficiently streamlined, this could be transformative on both buyer psychology and speculation. If people start seeing more semis/townhouses popping up in the yellowbelt, it may start to shift the current mentality...

    Multiplexes

Thanks, all. Very helpful! It sounds like the recent reforms don't make it any easier to, for example, take a North York 50 x 120 foot bungalow and turn it into 2 semi-detached houses a la several other cities in North America. But it DOES, in theory, make it easier to turn these 4-unit...

    Multiplexes

Thanks! Okay so in theory, this should make it easier for a developer to buy up an old bungalow, and turn it into two semi-detached houses, which are then sold to individual owners? I ask because I'm living in Calgary and out here, you see this happen all the time. Old bungalows on corner lots...

    Multiplexes

Apologies if this has already been covered elsewhere on this form. I've also looked for the answer on City documents, with no clear answer. Simple question: Can multiplexes be sold as separate units, similar to condos? Or would this scenario need to be bought wholesale by a single owner, who...

Huge improvement - hopefully it wouldn't involve tearing down those heritage buildings along Richmond closer to Ontario street though. 4 acres is a pretty big site

I don't really see why it's relevant either. No different in my opinion than the fact every hospital wing is named after its major contributor

GO Transit: 50 Possible Sites for new Stations

Absolutely agree. Even if there were only a couple of trains in the morning and a couple in the evening, it would be a huge help. Cutting the commute from this area from an hour down to probably 30 minutes to Union would be amazing.

Is that a proper running track or is it just painted concrete?

Also interesting that it makes reference to a 'public park' instead of a POPS

I disagree - there may be some parks in the area, but only Jimmie Simpson is actually on Queen, and that's a ways away. If Queen/Broadview is going to have this much development around it, having a big public square on Queen is a good idea

Are there plans to put any kind of community centre in LV? I can't help but feel this would be a great place for it. If one of the last pieces of character is being demolished, may as well get something descent out of it

    Toronto Toronto | BMO Field Renovations | ?m | ?s | MLSE | Gensler

It has been a trend, but keep in mind over those years they always played second fiddle to the Jays in terms of dates. You have to agree that the fact many of those home games in the last 2/3 years were on a Tuesday night must have had a big impact on fan attendance. TV ratings in the GTA are...

    Toronto Toronto | BMO Field Renovations | ?m | ?s | MLSE | Gensler

They average about 18k per game, so it'd be about 33% more to get 24K. Plus, as of 5 years ago they were averaging 24K. The current sub-20K figures are more of a historical blip than a real trend. And the point made was a good one, 4K seats isn't that bad and you could definitely see...

    Toronto Toronto | BMO Field Renovations | ?m | ?s | MLSE | Gensler

I'd be really surprised if it ended up being 28K for CFL games. Seems like it would be a waste of space since they'd probably average around 24K. Empty seats never look good on TV I guess it'll probably just end up being the MLS-size 30K minus however many seats are in both end zones that...

    Toronto Toronto | BMO Field Renovations | ?m | ?s | MLSE | Gensler

Do we know the capacity of BMO for CFL games yet? I want to say 25K but maybe someone knows if that's correct

    Toronto Toronto | BMO Field Renovations | ?m | ?s | MLSE | Gensler

I guess we'll find out, but I think the bigger thing keeping people from coming out to games isn't the weather, it's the fact the Dome is a terrible place for football. Fans in Montreal didn't come out when the Als played at the Big O, but suddenly with 22K fans packed into McGill stadium, the...

    Toronto Toronto | BMO Field Renovations | ?m | ?s | MLSE | Gensler

Because fans at just about every other stadium come out and freeze their butts off. Plus, it only gets cold for the last 2-3 games of the regular season and playoffs
