    Edmonton Real Estate Market

    Edmonton specific report from Colliers isn't out yet, but they've also got the downtown office market with small absorptions and vacancy reductions.

    LRT Safety

    I swore I saw that exact same photo from the past somewhere. Glad I wasn't going crazy, but also extremely misleading and unacceptable tbh. I haven't seen anything like that inside a train since 2022.

    Edmonton City Centre Mall (Renovations) | ?m | 2s | LaSalle Investment Management

    Ilahui seems to have moved up to the second level in ECC East. Gotta say though, the amount of foot traffic, even when it's not lunch is pretty significant now. If you're a retailer willing to take a risk, I feel like it could pay off here, especially if we get the residential pop up and with...

    Alberta Politics

    All this stupidity because a few thousand voters in Calgary got bought out by an arena and got spooked by a 2% increase in the corporate tax rate. ffs

    Downtown

    I mean we haven't really heard anything negative regarding Knack from the provincials yet. It's a weird timeline where Calgary, Farkas and the UCP might butt heads more than Knack and our council right now.

    Valley Line LRT | TransEd/Marigold | City of Edmonton

    Yeah kinda hate when people go "oh councillors should take transit to know about the conditions!!!" but if you're a regular DT transit user, you actually see them taking it with no entourage instead of making inaccurate general statements. Like ffs, I've seen Stevenson bring her kid around in...

    Edmonton | Stantec Tower | 250.84m | 66s | ICE District Prop.

    A surprise to get a mystery lease but a welcome one. It's too small to be Central Social Hall lol

    Edmonton | Stantec Tower | 250.84m | 66s | ICE District Prop.

    I know it got mentioned somewhere, but isnt that the new upscale lingerie store?

    Valley Line LRT | TransEd/Marigold | City of Edmonton

    Not for the entire system, but 102 Ave station specifically. Definitely agree that it's going to spread out TPO resources though which should be an issue they should pro-actively address somehow.

    Valley Line LRT | TransEd/Marigold | City of Edmonton

    Yeah my experience is whatever disorder was at Churchill, moved to 102 Ave. Probably since there's less visibility of peace officers/EPS here, and it has less foot traffic. Incredibly frustrating as a transit rider too, from personal experience. It'll definitely get better when it's no longer...

    Downtown

    Pretty good news Q1 from Cushman & Wakefield. Bredin confirmed moving to First & Jasper from CN Tower and MNP expanding its presence? Good momentum.

    Valley Line LRT | TransEd/Marigold | City of Edmonton

    The outdoor and tracks aren't too bad. My experience is the interior of the shelters is always cluttered and messy. Kudos to whoever cleans it up every day but it seems like whatever mess happens at Churchill moved to 102 Ave.

    Quarters Student Housing | 18m | 6s | Five Oaks Inc. | Dub Architects

    Is there any ground retail for this or is this purely residential. Fantastic to finally see movement in the Quarters.

    LRT Safety

    Does anyone know why the LRT entrances were designed this way rather than having larger and more open entrances? I understand the 70s and 80s were a different time but there had a to be a rationale for why they're so small
  15. K

    Municipal Politics

    Yeah, it wasn't the long voting lines or the infill vote tbh. Cartmell and Better Edmonton arguably ran a shit campaign to the point where some candidates were openly criticizing and going against the party line on infill. Which is even more embarrassing considering they had every advantage...

    Lilac Park | 20.2m | 6s | Westrich Pacific | J+S Architect

    I feel like 5 is pretty reasonable. Doesn't even count what cranes the event park will have

    Connect Tower - Office->Residential - Josan Properties - RHW

    Here's hoping the Standard on Jasper has the same level of success. It's really nice to read that Josan Properties tackled both the residential and commercial side of it with new office leases as well. I know they just bought the Intact Building on 108 St with possible unit conversions, but I'm...

    Downtown

    Pretty minor but the Financial Building's new 33 units are supposed to be on the market sometime this month (got the info from Rentfaster). With the Connect Tower, that's 124 more units online. Connect Tower apparently is 36% leased up too from Maclac's embedded LinkedIn post on that thread...

    Connect Tower - Office->Residential - Josan Properties - RHW

    Not gonna lie, completely forgot that this is officially finished. That's our first residential project done in 2026. And leasing pretty well a month in too!
