Bingo. Here's my rant about why the Elm tree matters, and why we should tear it down anyway. Entire neighborhoods don't magically turn into "rough areas" or "slum towns" naturally over time. I also can't deny that Vic Park decayed into a very rough area. But asking ourselves why reveals that...

There might yet be a covering or panel on the "mesh," it looks like there are anchor points on it for another material.

Subflooring, you probably wouldn't want to lay hardwood/tile directly on the CLT panels - the ceiling would remain exposed. In non-residential applications I'd recommend a concrete topping, similar to steel decking. It would increase weight and embodied carbon, but likely give better...

It's public/donor funded, that usually doesn't happen because the funds are allocated at the beginning. Private investment is more so where you see VE'ing, gotta maximize those margins.

Not a dumb question. It can matter, but brief exposure isn't a big deal - you just have to let it dry. Most of the work in engineering a wall assembly is not about preventing anything getting wet, but making sure things are allowed to dry properly. It's why we calculate our dew points, use...

I hate to be that person, but shear and torsion are very different. But you're right, plywood is better in shear than OSB.

    Canada Immigration discussion

I'll throw my 2 cents in, but I'll keep it concise. Canada & the USA have systematically gutted the middle and lower class for the last 40+ years, our birth rate is declining because people cannot afford to have kids - leading to an aging population, and a future social bill we blatently cannot...

CLT Floor Panels have about a 2-hour rating, so long as they meet certain requirements (such as rules for the openings for conduit). In almost all cases, this will well exceed the fire rating of a sprinklered building of that size anyway. In general, mass timber performs significantly better...

Openings can be prefabbed along with the panels for mechanical, electrical, plumbing, and fire suppression. Good structural engineers should have no problem accommodating that. More info: www.woodworks.org/resources/holes-and-penetrations-in-mass-timber-floor-and-roof-panels/

CLT Floor Panels have emerged and increased in popularity a lot in the last 5 years. They can apply a lightweight concrete topping after installation for sound insulation, but it's optional. Typically they're used in "Short Span" applications (residential) but technology is increasing fast...

Steel also allows much lower labor cost due to the increased speed of construction. More often than not developers have already decided what material they would like, but sometimes we get to do a cost-benefit analysis. There's quite a few variables that drive cost these days.
